Real Tenancy Case Study: Property Viewing Case

🏠 TENANT OR LANDLORD, WHO IS RIGHT?

The tenancy is ending next month.

The landlord wants to start marketing the property and arrange viewings with prospective tenants.

But the current tenant says:

“I’m still paying rent. This is still my home.”

So… can the tenant refuse all viewings? 👀

Or does the landlord have the right to access the property to secure the next tenant?

The answer may not be as simple as TENANT vs LANDLORD.

⚖️ The key is the tenancy agreement.

If the agreement provides for reasonable access or property viewings, the tenant may need to cooperate.

At the same time, viewings should be handled reasonably, with consideration for the tenant’s:

• Privacy
• Daily routine
• Working hours
• Personal belongings
• Quiet enjoyment of the property

The best approach?

Clear communication, reasonable notice, suitable viewing times and respect for both parties.

Because good property management isn’t about choosing sides.

It’s about finding the right balance. 🤝

Now, YOU BE THE JUDGE.

🏠 TENANT: “I’m still paying rent. Respect my privacy.”

📋 LANDLORD: “The tenancy is ending. I need to market the property.”

Mat Rocker and The Property Viewing Case (KEO Verdict) - EP2

In Episode 1, Mat Rocker refused to allow property viewings during the final month of his tenancy.

But the landlord still wanted to bring prospective tenants to view the unit before the lease ended. 👀

So, who is right?

In many tenancy agreements, tenants are required to allow reasonable access for property viewings, often during the final one or two months.

Why? Because landlords need time to market the property and secure the next tenant before the current lease ends.

But the tenant is still living there. Their privacy and daily routine should also be respected.

That’s why reasonable notice matters.

The best approach is usually simple: agree on suitable viewing times, give advance notice, limit unnecessary visits, and respect the tenant’s privacy.

It’s about finding a balance between the landlord’s need to market the property and the tenant’s right to enjoy their home.

⚖️ So in this case, who do you think is right?

Mat Rocker and The Property Viewing Case – EP1

Imagine this:
Mat Rocker is a tenant whose tenancy is ending next month, but he’s still paying rent and living in the property.

Then one day, his landlord asks the agent to bring potential buyers or new tenants to view the house.

That’s when Mat Rocker gets the message. 😤

The agent says:
“We want to arrange a viewing.”

His response?
“Aiyo… this is still my home leh.”

His logic is simple:
“I paying rent until the last day. So why strangers keep coming?”

But there’s one problem…
📄 The tenancy agreement states that the tenant must allow reasonable viewings with notice.

Now Mat Rocker has another argument:
“Bro… I’m a musician. I work from home. If a lot of people come to my house, how I compose my new song?” 🎸😂

So now we have two sides:
🏠 TENANT:
“I’m still paying rent. I deserve my privacy and peace while I’m living here.”

🏠 LANDLORD:
“The property needs to be marketed, and I need reasonable access for potential buyers or tenants.”

So who do you think is right?

Is the tenant allowed to say NO to viewings?

Or does the landlord have the right to arrange reasonable viewings during the tenancy?

⚖️ YOU BE THE JUDGE.

ICONIC LANDMARKS vs. EXIT LIQUIDITY

Stunning architecture doesn’t always mean strong resale demand.

The higher the price quantum, the smaller your potential buyer pool, and the harder it can be to exit.

Before you buy, ask:

🔎 Who will buy this from me later?
🔎 How deep is the buyer pool?
🔎 What alternatives can they afford?

ICONIC ≠ INVESTABLE.
Prestige attracts attention. Demand creates liquidity.

💬 Would you choose an architectural icon or a mass-market condo?

THE LUXURY CONDO TRAP

Is buying a prestigious condo in Singapore always a smart investment?

Some luxury properties have recorded significant losses, even after owners held them for many years. And this isn’t limited to just one development, several high-end properties in the CCR have appeared among Singapore’s biggest unprofitable transactions.

So, what’s the problem?

Luxury condos often come with:

🔴 A smaller buyer pool
🔴 A premium entry price
🔴 Lower mass-market demand
🔴 More limited resale potential

Meanwhile, mass-market projects can benefit from a much broader pool of buyers, including HDB upgraders and families looking for their next home.

💡 The key lesson:
A prestigious address doesn’t automatically mean stronger capital growth.

You’re not just buying the property you want today.

You’re buying the property that someone else must want tomorrow.

Before buying a luxury condo, ask yourself:

👉 Who is my future buyer?
👉 How strong is the resale demand?
👉 Am I paying for actual value, or simply prestige?

💬 Would you still buy a CCR luxury condo if you had the cash?

Tell us your answer in the comments 👇

Mat Rocker and The Loud Music Complaint (What Agents Do) – EP3

Episode 1: The Loud Music Complaint Case
Episode 2: You heard the KEO verdict.
➡️Here’s Episode 3: What an Experienced Agent Will Do.

Noise complaints are something agents see quite often in condominium living.

In Singapore, homes are very close to one another.
So even normal activities like playing music, having gatherings, or moving furniture can sometimes disturb neighbours.

🏢 What usually happens first?
Typically, the first step is a complaint to building security or the MCST.

They may issue a warning or remind the resident to lower the noise level.

⚠️ If the complaints continue…
The landlord may be informed.

The landlord will usually speak to the tenant to resolve the issue, as tenants are expected not to cause a nuisance to neighbours.

🤝 How do experienced agents usually handle it?

In most cases, a simple conversation can solve the problem:
• Lowering the volume at night
• Avoiding late-night gatherings
• Being mindful of neighbours

Because condominium living requires some level of consideration for the people around you.

A little awareness can often prevent a small complaint from becoming a bigger dispute.

⚖️ So in this case…
Tenant just enjoying music?
Or disturbing neighbours?

TOP 5 Worst-Performing Condos In Singapore Over The Last 10 Years 😳

Think luxury condos in prime locations are guaranteed winners?

Think again. 👀

Some of Singapore’s most prestigious condos have struggled to deliver strong capital appreciation over the last decade.

Why?

🏙️ Heavy resale competition
💰 Ultra-high entry prices
👥 Smaller buyer pool
📉 Oversupply & aggressive launch pricing
🚪 Weak resale demand and exit liquidity

The real lesson?

💎 Luxury does NOT guarantee profit.
📈 A great location does NOT guarantee appreciation.
🎯 What matters is future buyer demand.

In Singapore property, you’re not just buying a beautiful condo.

You’re buying an EXIT STRATEGY.

Because you don’t make money simply because a property looks expensive today.

You make money when someone else wants to buy it from you later.
