đ Interest rates are going up again⌠should we be worried?
This news is starting to shake buyers and investors again.
But havenât we been through something similar before?
Back in 2023, mortgage rates rose sharply and many buyers decided to hold back and wait for rates to come down.
Yet despite the high interest-rate environment, Singapore private residential prices still rose 6.8% in 2023.
What fell more significantly was transaction volume.
It reminded me of something important:
Interest rates move in cycles. Property is a long-term journey.
Over the next 10â20 years, weâll probably see rates rise and fall many times.
Real estate is a marathon, not a sprint.
So rather than just asking âShould we wait for interest rates to go lower?â, here are 3 questions worth thinking about:
đ¤ 1. If youâre waiting for rates to fall, how low do they need to go before youâll take action?
đ¤ 2. If rates eventually come down but property prices have gone up, did waiting actually save you money?
đ¤ 3. Which would you rather lock in earlier: the interest rate or the property price?
Interest rates can change, and your loan may potentially be refinanced in the future.
But the price you paid for your property is locked in from Day 1.
Of course, this doesnât mean we should rush into the market. Affordability, holding power and choosing the right property at the right price still matter.
The point is simply this:
Donât let one short-term factor determine a long-term property decision.
If youâre currently thinking about your next property move and wondering whether to wait or take action, drop me a message.
Happy to look at your situation and numbers together.
Sometimes a different perspective is all we need. đ
