The sellers were okay with the $1.775M offer — but I pushed further and closed at $1.78M.
15 years ago, I helped my very first client buy this property.
For the past 13 years, I continued helping them rent it out.
We listed the property in July.
But the tenant was away and we could not start viewings until early September.
Honestly, I thought this one might be tough.
Limited viewing slots.
Original condition unit.
Hungry Ghost Month, when many buyers may hold back.
But once the tenant returned, we managed to secure just 2 viewing time slots.
3 groups came.
1 serious offer came in.
The first offer came in at $1.775M.
My sellers were already okay with accepting it.
But I knew we could push a little further.
So I negotiated.
And I surprised my sellers by closing it at $1.78M.
That extra amount may look small to some people.
But when I represent my sellers, every dollar matters.
So what made this sale move so fast?
Not luck.
Not fancy renovation.
The unit was actually in original condition.
But it had the right fundamentals:
✔ Priced correctly
✔ High floor
✔ Well maintained
✔ Clear value for buyers
✔ Room to negotiate properly
That is why I always say:
A home does not need to be perfect to sell well.
But it must be priced right, positioned clearly, and negotiated with care.
This is what made me happiest:
I was there when they bought it.
I was there through the rental years.
And I was there again when they were ready to let it go.
Selling a home is never just a transaction.
It is trust built over time.
It is timing.
It is relationship.
And sometimes, it is a 15-year journey coming beautifully to the next chapter. 🤍
