Finally I thought is "safe" to post now.

There are many things to be thankful for..

Firstly to Alex & Su, friend cm property sellers. We actually found a buyer on the first day of their house sales.

However, that buyer decided not to go ahead due to their loan issue after a long wait of 2 weeks.

So right away, we re-prepare their house again. (See.. most houses are home stay of families, so it's never always in showflat conditions). Huge efforts of packing up and aggressive marketing took place. Through it all, they did their best to prep their house according to plan, no regrets nor complain.

After reaching out to all the past and present 100+ buyers, I'm grateful we managed to secure the Right buyers on the 1st day of their sales relaunch. This time is Right, because the buyers had decided to go ahead, and even brought their interior designer along. โ˜บ๏ธ

And really thank God, even the time was limited, we managed to sell at a Great price with $24k Cash Over Value and set the highest record price in their entire estate! And it was during the period of time when their neighbours were selling as well...

I believe this was nothing short of a miracle, as I joked that even when they moved out of Punggol and upgraded to a better house, they had left behind a record price to remember..๐Ÿ™

I guess their neighbours will thank them for it.. LOL

We were told years ago that our HDB flat are meant to be an asset. An asset is what you'd expect the value will appreciate or at least hold strong over a period of time.

However after meeting many property sellers, I realized it can only go one way, either make profit or loss. Yes your property can lose value and you can sell at a loss.

There is a general thought process all sellers go through. Firstly is the reason to sell, whether is to upgrade their properties, downgrade, or simply a change of environment due to family changing needs.

Next, sellers are getting savvy nowadays. They will research on the price they should be selling, either from online information or "'My neighbours upstairs just sold at $### price".

Interestingly I am prompted to write this after my recent experience discussion with a family who is exploring to sell their 18 years old 5 room HDB flat in Punggol.

Few years ago, they had moved from their old 4 room HDB in Seng Kang to the current 5 room Punggol flat. Husband Mr Lim realized his Seng Kang flat might depreciate in value if they didn't move. True to his prediction, he had witnessed a drop in value of that Seng Kang flat by $100k. He is glad he made the right choice to protect his asset value.

However this time, there is a dilemma, it does not seem to be straightforward. He has understood that the timing is ripe to avoid the depreciating value of his HDB property like he did with his previous HDB flat.

The reason was stronger previously, as they upgraded from a small 4 room to a more spacious 5 room. At his current age of 63 years old, it makes sense for him to downgrade to a smaller flat, now that his son has grown up, married and the big space becomes a chore to clean and upkeep.

What he did not expect is to face more resistance this time, particularly from his wife. Even though their home has become older, it is very well kept. And with bigger area means more items need to be sorted and thrown away if they were to downgrade. Not to mention the sentimental value she holds in their home.

In practical ever-growing expensive Singapore, can we afford to hold sentimental value over monetary value? Some folks have enough funds for retirement and continue to stay on in spite of depreciating property value. The question to ask would be... . are you leaving behind a liability to your next generation?

Indeed, when is the right time to downgrade, or upgrade? How should you work out your property exit plan before you get comfortable or sentimentally tied to your property.

This important question needs to be addressed before it comes back in our latter years to bite us.

Clients Becoming Friends

Due to Covid 19, property agents are not allowed to accompany their clients into HDB Hub for property completion.

It feels like sending them off at the airport, go and have a cuppa and breakkie, and receive them 1 hr later.

The enjoyable part of my job is being able to share this day and joy with my client friend. We chatted until they wanted me to find a house nearby for his brother's family, so the mom can toggle and choose to live in either house at any time. Most of all, I'm grateful to them for wanting to refer your other friends to me helping them in their property matters.

Thank you Ryan and Eida for making this property experience memorable. Looking forward to your house warning.

Do you HOPE before, and suddenly blessings just come out of nowhere?

Throwback to 4hrs ago.. These are the feelings of my young property buyers.

In fact when they asked me if the price they want was possible, they asked in a sheepish wishful manner..

"Richie will try my best!"..

And... WALAH! Their wish actually came true!!

This would not have happened without the dedicated hard work of my cobroke agent, Oliver Moey. Thank you for helping a young couple who just start in life. ๐Ÿ˜€

And always remembering my mentor Yuna Lim and boss Calvin See, who are always so encouraging me to do more and fast, who pointed out even the fine areas to help me to improve. I'm grateful you are always nearby or a phone call away.. (็”ต่ฏๆ”ฏๆด 1800 9441) ๐Ÿ˜

I'm also thankful for the trust of these young clients. When I called them to inform them they got the house, they were in disbelief. I'm humbled when the mom took over the phone, peppering with thanks.

At this point of writing, their adrenalines still stay in me.

Let's continue to believe.. what we do can Actually make a difference!

If we do, then we won't have to experience sunshine, gloomy rain.. and repeat.

Nonetheless, I'm grateful to Nicholas Ting and his team for soldiering on, despite the odds of erratic weather and technical issues.

Well, we just have to ready, shoot then aim..
