Look at the information behind the investment, not only at the asset.

In real estate, the quality of a decision depends heavily on the quality of the information behind it.

Markets are not always fully transparent. Data can be fragmented, comparable transactions are not always easy to read, and many decisions are still influenced by perception rather than analysis.

This creates a clear gap between investors who react to the market and investors who understand it.

An informed investor is better positioned to:

• assess whether pricing is aligned with real transactions

• identify demand patterns before they become obvious

• evaluate risk through data, not perception

• understand whether a project is structurally strong or weak

• make decisions based on long-term performance, not short-term sentiment

In practice, this does not eliminate risk. But it changes the quality of the decision.

In a market where information is unevenly distributed, structured analysis becomes a real advantage.

Assess the product before you assess the construction. In residential real estate, a project is often treated as a construction outcome. But in reality, it behaves like a product.

And like any product, its performance depends on how well it is designed for the market it serves.

A developer is not just building apartments. A developer is creating a product for a specific buyer profile. That changes the decision-making process.

Before launch, the important questions are not only technical. They are strategic:

What is the market actually buying in that segment?

What unit types are absorbed faster?

What price levels are realistic for that location?

What is already being offered by the competition?

In real estate, product logic means:

• unit mix aligned with real demand, not assumptions

• pricing based on comparable transactions, not internal targets

• layouts designed around how people actually live, buy or rent

• positioning adapted to the buyer profile, whether end-user or investor

• launch timing aligned with absorption capacity

When this is done properly, ex*****on becomes more predictable.

The project is easier to sell, easier to finance and more stable over its lifecycle.

When it is not, even a well-built project can slow down after launch. Not because of construction quality, but because the product does not match market demand.

Before waiting for a real estate “crash”, assess what kind of opportunity you are actually waiting for.

A common belief in real estate is that the right moment to buy will come after a major market drop.

Prices will fall, opportunities will appear and the entry point will become obvious.

In practice, markets rarely move that cleanly.

Real estate is not driven by expectations alone. It is shaped by available capital, demand structure and financing conditions.

Even in periods of uncertainty, there is usually a segment of buyers still active in the market:

• cash buyers

• buyers with strong access to bank financing

• investors looking for value, not perfect timing

This means demand does not disappear. It becomes more selective.

Waiting for a “crash scenario” often assumes a passive market with no competing capital. But strong buyers are usually already positioned when good opportunities appear.

When liquidity exists in the system, prices often adjust by segment rather than collapse across the market.

That is why timing the market perfectly is difficult.

Long-term investors tend to focus less on waiting for the ideal moment and more on identifying value, structure and fundamentals in the present market.

The question is not only when to buy.

It is what to buy, at what price and with what long-term logic.

📊 How to Calculate Return Of Investment in Real Estate?

In residential investment, yield is often the first metric people look at.

But yield rarely tells the full story.

What matters just as much is how the investment performs across the entire holding period - from acquisition and operating costs to rental income, capital expenditure, financing structure, and exit value.

This is where 𝐑𝐎𝐈 (𝐑𝐞𝐭𝐮𝐫𝐧 𝐨𝐧 𝐈𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭) becomes relevant.

Unlike yield or cap rate, ROI looks at the broader profitability of an investment by comparing the total profit generated with the capital initially invested.

A proper ROI calculation should take into account:

• acquisition costs
• net rental income
• capital expenditures
• selling costs
• capital gain or loss

• financing structure

For example:

• initial investment: €𝟏𝟕𝟓,𝟎𝟎𝟎
• average annual net rental income: €𝟏𝟓,𝟎𝟎𝟎
• holding period: 𝟓 𝐲𝐞𝐚𝐫𝐬
• final sale price: €𝟐𝟓𝟎,𝟎𝟎𝟎

Why does this matter?

Because in real estate, returns do not come only from rent.

A property may generate moderate rental income while creating significant value through appreciation over time.
