Here's a scene we see more often than you'd think:

You find the apartment. The light is perfect, the street feels right, you can already picture your morning coffee on the balcony. You make an offer. The seller accepts. Everyone's happy.

Then it's time for the documents.

Suddenly there's a date for the CPCV, a deposit to transfer, and a stack of papers in Portuguese you've never seen before. And no time to question any of it.

And we are here to avoid this.

Before you even make an offer, our legal team asks for the paperwork and reads every line. We check that the owner is who they say they are, that the areas match what's built, and that no debt comes attached to your new home.

If something's wrong, you know before any money moves. And if it can't be fixed, we'll tell you to walk away.

So when the CPCV date arrives, there's nothing left to question. You just sign.

Our clients had a clear goal: buy an apartment in Porto and put it to work.

They found it in Gaia. Close to the Douro, a short metro ride from the city centre. Exactly the kind of location tenants look for first.

Here's how the deal came together:
- €265k full purchase price
- 70% bank financing, which means only 30% of the purchase price came from their pocket
- €12.7k interior design by Struktura

The apartment already had beautiful natural light. Struktura built the design around it, and made every square metre count. It now feels far bigger than the floor plan suggests.

Today it's listed for long-term rent with Renda Properties on Idealista.

They didn't have to learn the Portuguese system on their own. They didn't have to guess which bank, which lawyer or which contractor to trust. That's what investing abroad looks like with the right team next to you. 🫂

Thinking about your first property in Portugal? We handle the full purchase, financing support included, and connect you with trusted partners for design and rentals. Send us a message and let's start with your plan. 🚀

Honestly? The costs that mess up a budget in Portugal are rarely the big ones. It’s the small stuff. And it usually shows up in Portuguese.

When you’re buying from abroad, your spreadsheet probably stops at the deed. Price, IMT, notary, maybe a renovation. Then the place starts earning, and a whole new list of costs kicks in.

€100 isn’t going to change your mind about a property. But your rental yield is just a bunch of small lines added up. Forget a few and the real number ends up lower than the one you planned for.

A few things we’d tell a friend:

→ This duty comes with registering the lease at the tax office. And registering isn’t optional. You have to do it anyway.

→ Stamp duty has company. IMI, condo fees, insurance, maintenance and tax on your rental income are the ones people tend to lowball.

We started out in Porto as foreign investors too. Same language barrier, same paperwork. So we sit down with our in-house legal and tax team and map every cost with you before you commit to anything.

So, what’s the cost that caught you off guard when buying abroad? Drop it below 👇

Every week we hear some version of these myths from buyers abroad. Some are outdated, some are half true, and a few can get expensive if nobody checks.

Most of the outcome is decided before you sign. The right property, the real numbers and a clean legal check make the difference.

But you don't have to figure it out alone. We help you look at the property, the numbers and the legal side with care, so you understand what you're buying before you commit. And if the home needs work or you plan to rent it out, we work with trusted partners, so you can take it one step at a time.

Buying a home in another country can feel like a lot to hold at once. If you could use someone in your corner, count us in.

We say no to more properties than we say yes to. Most agencies probably can't say that.

We don't work off our own portfolio like a traditional agency does. There's no listing we're trying to move, no inventory sitting around that needs to sell. So we have nothing to gain from pushing you toward something that won't work for you long term. The only thing we'd lose is your trust, and that's worth more than any single deal.

Every listing that actually reaches a client has been through the same three questions first. Nothing fancy, just how we stop ourselves from sending something that looks great in photos and falls apart the second you actually look at it.

If you're looking for a property in Porto and want someone to actually vet it before you see it, that's what we do. Send us a message and let's talk about what you're looking for.

The real estate Golden Visa route ended in October 2023. Almost three years later, it's still one of the first things people ask us about.

Most of the time, the question behind it isn't really about the visa. It's "can I still make Portugal work for me?"

For most people, the answer is yes. The route just looks different now. For some, that means a fund or a business. For most of our clients, it means moving through their income and buying a home once that's in place.

And that's where we come in.
The visa gets you here. The house is what makes it home. From the first viewing to the day you get the keys, we handle the search, the paperwork and every step in between.

Already know your route? Send us a message and let's find the right place for it.

This is what we do, alongside Struktura: we restore a lot of Porto’s traditional homes & apartments with one principle - keep what makes them alive. Like this place, the original hardwood floors, pattern intact.

And yes, we add color too. Not to reinvent, but to breathe life into spaces that deserve it. That’s our motto: respecting what was, enhancing what matters, and creating new homes that still feel like Porto.

These houses are for the ones who get it. For someone relocating who wants to live in the city’s character. Or for an investor who understands that authenticity holds value; that Porto’s real estate wins when you preserve, not erase.

If you’re looking for something like this, let’s talk. We’d love to give you the real thing.
