PROPTECH BACKGROUND
In September, 2021, amidst the pandemic uncertainties, the PropTech Consortium of the Philippines (“PropTech PH”) was timely launched to pave the way for more efficient, advanced, and innovative Philippine Real Estate.
Thought leaders from different sectors and organizations in the country pooled and synergized their ideas, capabilities, resources, and influences to re-calibrate and upgrade the real estate standards of the country.
Trailblazing the PropTech PH is Ms. Emma Imperial, the Founder and President of Imperial Homes Corporation, builder and developer of solar-powered resilient homes and communities together with the Founding Directors such as Justo “Tito” A. Ortiz, Vice-Chairman Union Bank; Rosemarie Bosch Ong, SEVP-COO of Wilcon Depot; Josephine Romero, Go Negosyo Angat Lahat sa Digital Senior Adviser and Magpie.IM Chief of Partnerships; David L. Rafael, President and CEO AboitizLand, Inc.; Amor Maclang, Convenor of Digital Pilipinas and Co-Founder of Geiser Maclang Marketing Communications, Inc.; Ricardo Lagdameo, President of Damosa Land; Architect Cathy Saldaña, Principal / CEO PDP Architects; and Sylvester Wong, Asia ESG Services – Business Lead and President at GoodBank President.
These innovative leaders aim to digitally transform the industry and eradicate inefficiently and behind the times' processes and methodologies that promote slow growth and progress in property developments. The integration of technology in the real estate industry will positively impact and address present concerns and future challenges on property planning and construction; financial solutions; and swift transaction processing, all while contributing largely to mitigating the effects of climate change, poverty, housing backlogs, and corruption. PropTech PH will bridge the gap toward a resilient, sustainable, and clean future.
PROPTECH: A YEAR-AFTER
A year after, PropTech PH has proven its valuable impact and contributions to the industry through the numerous solutions it introduced to different organizations and institutions.
Green technologies in community development and building construction are now given more priority with added incentives from various government agencies. Clean and renewable sources of energy are highlighted to benefit homebuyers and the environment. Modern applications and digital solutions are being employed and adapted by financing institutions to enable them to fast-track transactions and reduce complaints.
“Uplifting communities through property + technology”
PropTech PH firmly believes that collaboration between technology and property industries is an effective way to battle the prowling backlash of any disruptions in the real estate industry.
Proudly, the efforts of the Consortium and the people who supported it are now manifesting and changing the landscape of the Philippine Real Estate Industry toward a world-class standard.
PROPTECH: TODAY AND GEARING TOWARDS A TECHNOLOGICALLY ADVANCED TOMORROW:
PropTech PH is indeed gearing toward a technologically advanced tomorrow. It commits to creating stronger ties and partnerships with all government and private sectors related to and affecting the real estate industry to further the use and integration of smart, innovative, clean, sustainable, and resilient technologies to improve and upgrade the industry and living standards of Filipinos.
It has recently formed an Alliance with Go Negosyo by signing a pledge of commitment to support Kapatid Angat Lahat (KAL) program, which is an initiative to promote inclusive economic growth through MSMEs. KAL, using technology, is set to provide a one-stop-shop platform to help Filipino MSMEs start and operate their businesses.
The Celebration of its 1st anniversary will mark more groundbreaking milestones in digital automation, which aims to deliver the following:
• Developers can upload all necessary documentary requirements to a portal designed by PropTech, which will connect and communicate to HDMF’s online system.
• PropTech shall establish a review system that will validate the accuracy and completeness of the HDMF requirements.
• Pag-IBIG can provide developers with a list of the problematic accounts through the system so they can improve their PAR ratings.
• Pag-IBIG’s commitment of a 7-day takeout is achievable as long as there is no issue with the documents submitted by developers.
• Once this takes off, PropTech looks forward to addressing other problems, such as those encountered with the BIR, RD, and LGUs.
Proptech PH’s roadmap to 2023 is more concise and focus-driven to achieving a green and sustainable, and transformative real estate industry benefitting the greater market. Among these initiatives are:
• Renewables and decarbonization in property
• Development of Resilient, Sustainable, and Smart Cities
“Uplifting communities through property + technology”
• Green Property Finance and Climate Bond Tech
• Tokenization and Digital Title
It may be one step at a time, but every step counts toward achieving the Consortium’s goal.
PropTech PH, as the country’s premier property technology community, will continue to unite developers, building technology manufacturers, designers, suppliers, brokers, banks, policymakers, and digital innovators to create a sustainable, resilient, and smart nation.
