No one can escape taxes when buying or selling real estate properties.

Knowing who pays what helps avoid delays, penalties, and unexpected expenses.

📌 Capital Gains Tax (CGT) – Usually paid by the Seller
⏳ Deadline: Within 30 days from the notarization of the Deed of Absolute Sale.

📌 Documentary Stamp Tax (DST) – Usually paid by the Buyer (unless otherwise agreed in writing)
⏳ Deadline: Within 5 days after the end of the month of notarization.

📌 Transfer Tax – Usually paid by the Buyer
⏳ Deadline: Varies depending on the Local Government Unit (LGU).

📌 Registration Fee (Registry of Deeds) – Usually paid by the Buyer

📌 Transfer of Tax Declaration & Other Processing Fees – Usually paid by the Buyer

⚠️ Missing tax deadlines may result in penalties, surcharges, and interest.

⚠️ And don't forget to submit a copy of DOAS /EXtrajudicial Settlement to the Assesors office before 60days upon ex*****on to avoid late filing fee.
