In Manila's climate, even the most well-kept unit is vulnerable. Especially one with an aircon that hasn't been cleaned in months. A bathroom that gets wiped down but never truly deep cleaned. A kitchen with an exhaust fan that still can't keep up with the humidity.

Type 1: Waits for the tenant to complain before doing anything.
