A solar power system increases property value only when it gives measurable economic benefit, such as lower power cost, improved operating efficiency, better marketability, and stronger investor appeal.The value effect is not automatic.

However, its value may be limited if the system is old, poorly maintained, leased, not transferable, or if the energy savings are already reflected in the property’s income. The appraiser must also avoid double counting: if the savings from solar energy are already captured in the net income, the same benefit should not be added again as a separate value item.

As appraisers, we should not treat a solar power system in an establishment the same way we treat ordinary electricity from the grid. Traditional electricity is usually considered a recurring operating expense, while a solar power system may be considered an improvement, equipment, or income-producing asset, depending on ownership, attachment, and use. If the solar system is owned by the property owner and forms part of the building improvement, it may contribute additional value to the property. However, if it is leased or covered by a power purchase agreement, the appraiser must carefully review the terms because the system itself may not belong to the property owner.

In valuation, the solar system may affect value in three ways. Under the cost approach, the appraiser may consider its depreciated replacement cost, taking into account age, capacity, condition, remaining useful life, inverter life, battery storage if any, maintenance, warranties, and possible obsolescence. Under the income approach, its main effect is the reduction of electricity expenses, which may increase the net operating income of the establishment. Under the market approach, the appraiser may examine whether buyers are actually willing to pay more for properties with solar power systems compared with similar properties without them.

A solar power system should be analyzed based on ownership, actual savings, contributory value, remaining economic life, and market acceptance. It is not the same as traditional energy supply. Grid electricity is an expense; a solar power system can be an asset, but only to the extent that it legally, physically, and economically contributes to the property.
