Yesterday’s Central Luzon briefing by Colliers Philippines at Clark Global City was a strong reminder of how fast the region is evolving, and why it continues to draw serious attention from investors and developers alike.

It was an honor to be in front of key leaders in the industry and to gain firsthand insights from speakers like Evan McBride and Joey Roi Bondoc.

Evan McBride shared perspective shaped by over two decades in private equity and real estate, having managed over USD 1 billion in transactions in the Philippines. As CEO of Aeropark Development Philippines and Managing Director of SofCap Partners, his outlook on large-scale, long-term development in growth corridors like Central Luzon was both strategic and grounded.

Joey Bondoc, Director and Head of Research at Colliers Philippines, provided a data-driven view of the region’s trajectory, translating macro trends into clear, actionable insights across sectors.

Key takeaways from the briefing:

Office Sector: Pampanga is leading the charge with strong demand and absorption, while Bulacan positions itself as the next frontier with upcoming infrastructure and supply.

Residential: Township developments continue to drive demand beyond Metro Manila, as more buyers prioritize integrated, masterplanned communities.

Time. ⏳

That’s what living in the South has really given me.

Time to stay active, whether it’s getting a lift in, playing pickleball/tennis, or squeezing in a quick workout between meetings. Time to meet clients, both here in the South and in Metro Manila, without feeling like the entire day is spent on the road. Time to actually enjoy the spaces I move in.

And with that time, I get to do what I love, movement, while continuously building on myself. Whether it’s growing my career in real estate, creating content, or simply being present with the people I meet along the way, everything feels more intentional.

Living in an Ayala community isn’t just about the property, it’s about how everything is designed to make daily life more efficient and more livable. The accessibility, open spaces, amenities, they all come together in a way that lets you maximize your day.

And as a property specialist, that matters to me.

Because when I talk to clients about these communities, I’m not just sharing information, I’m sharing something I experience myself. It’s a different kind of conversation when you’re able to show what that lifestyle actually looks like, day to day.

But beyond the accolades, what stays with you is the feeling; the space, the privacy, the pace. I was able to go to the gym, play golf, pickleball, basketball, swim at the beach and experience the area that is like no other.
