"Can you recommend a good property for me to buy?” 🤔

This is easily one of the most common questions I get as a real estate professional.

With so many options popping up online every day, or even through word-of-mouth recommendations from friends and relatives, it’s completely normal to feel overwhelmed and confused about which one to choose. But here’s the truth, choosing your next real estate investment isn't a one-size-fits-all decision.

Before taking the leap, here are some crucial factors you should consider:
▪️Your Capability to Pay
Take a close look at your income, preferred payment terms, and the savings you're willing to set aside. Remember, never stretch your budget to the absolute limit. You still need to maintain an emergency fund, for daily living expenses, other goals, life events, etc.

▪️Your Purpose for Buying
What is your ultimate goal? Are you looking for a primary home to live in, a rental property to generate passive income, or a long-term investment for price appreciation? Your purpose dictates your choices.

▪️Property Preference
Depending on your goal, decide whether a House & Lot, a Condo Unit, or a Lot Only that best aligns with your lifestyle and long-term plans.

▪️Location & Accessibility
Location is everything. Strategic locations offer higher appreciation rates and better everyday convenience, though prices will naturally vary.

▪️Seller’s or Developer's Track Record

This is easily the question I get asked the most as a Real Estate Broker. And every single time, aside from mentioning the progressive development of this beautiful side of the Philippines, the first thing that comes to my mind is the lifestyle you can enjoy. And the beautiful beaches are definitely one of them.

I have lived in Cebu since my college years, 27 years, and no matter where you go in the province, naa gyud ang dagat nga mangamay. If you are someone who loves nature, living here means paradise is never too far away.

For my 43rd birthday last weekend, I chose an off grid celebration with my favorites: a real, raw camping trip by the beach for two days with my hubby and our fur baby, Grogu. Visiting places like Circa 1900 here in Cebu reminds us that there is a timeless beauty in our heritage homes. Aside from their sentimental value, these "old souls" of architecture hold a unique charm that modern buildings just can't replicate. The high ceilings, the wide windows, and the sturdy hardwood floors.
