Thinking of buying property in Cagayan de Oro?

Don't look only at the price.

Check these first:

1️⃣ Who is the registered owner?
2️⃣ Is there a valid title or only a Tax Declaration?
3️⃣ Does the technical description match the actual property?
4️⃣ Are there mortgages, liens, restrictions, or adverse claims?
5️⃣ Are there DAR, DENR, zoning, or other government requirements?

💡 A cheap property can become very expensive if the documents have problems.

When your property is Tax Declaration only you have to go to the CENRO and request the Land Disposition Status and Land Classification Status as these are the primary requirements for titling.

Today, I am going to CENRO, Initao to request for Land Disposition Status and Land Classification Status of a lot bought by my client which is only Tax Declaration..

Land Classification Status (LCS) – tells you what the land is classified as, particularly whether it is A&D (Alienable and Disposable) or still part of the forest/public domain.

Land Disposition Status (LDS) – tells you whether the land has already been disposed of or awarded by the government, and if there is an existing patent, lease, or other disposition over it.

I need these documents for the titling requirements of the lot bought by my client.

My personal take in the present fiasco and controversy of the CLOA lands in Upper Puerto, Cagayan de Oro is that the government in particular the DAR must be careful enough to make decision as to cancel the titles awarded to the people..
It might boomerang to them because in the first place they can not issue clearance without all the verification needed as to what type of land they are trying to award.
Og basin maangin pa ang DENR og CENRO sa maong kontrobersya.. Dapat e prove nila nga sa ila records including the history of the land is ma prove gyd nila nga residential ang maong luna... 🥰🥰🥰
