Paano nga ba ang proseso ng pagkuha ng sariling bahay??? 🤔🤔🤔

📌 Budget - magkano ba kaya mong monthly amortization? Kung magkano lang kaya mo, doon ka mag-umpisa tumingin. Tandaan na bukod sa monthly amortization, may equity or downpayment ka rin kailangan muna bayaran.
📌 Location - consider mo pa rin ang budget mo. Kung mura lang, siguradong malayo sa syudad yan. 4 million na po pataas presyo ng Townhouse sa mga syudad.
📌 Required Monthly Salary - Check mo na kaagad kung magkano sweldo mo kase doon sa rate lang magbabase kung magkano monthly pwede mo kunin (pwede combined salary ninyo mag-asawa o ng family)
📌 Marital Status - laging tandaan ang legalities kapag kasal ka sa papel kahit na hiwalay kayo, sa mata ng batas conjugal property pa din ang lahat ng pagmamayari ninyo.

2. May Rent To Own po ba kayo?
➡️ Wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment at yung remaining, pwede na mailoan sa Pagibig at magmomonthly ka nalang sa Pagibig kaya parang rent to own ang dating.
3. May Lipat Agad po ba kayo?
➡️Kung kaya mo magbayad ng cash maaring makalipat ka agad.
➡️ Kung installment naman, hihintayin muna matapos ang pagbabayad ng Downpayment chaka palang maipaprocess sa Pagibig na usually tumatagal ng 3-6months ang proseso (pwede mo bayaran ng cash ang Downpayment para maprocess agad sa Pagibig ang loan mo).
4. Kelan pwede makalipat?
➡️ Kung na release na ng Pagibig o banko ang loan mo.
5. Ano ang Pre-selling?
➡️ Ibig sabihin nito itatayo palang ang bahay mo usually 18-24mos ang construction sa mga affordable or low cost housing. Ang maganda nito mura pa ang price ng bahay kase wala pang development. Maari mo din bayaran pa ng installment ang Downpayment or Equity.
6. Ano ang Equity?
➡️ Ito ay pareho lang ng Downpayment at required mong bayaran bago makapagloan sa Pagibig o bangko.
