REAL ESTATE TIP: Verify the Authority to Sell

Kapag ang property ay ibinebenta through a representative, hindi sapat ang verbal authorization o isang document na pang-manage lamang ng property.

Under Articles 1874 and 1878 of the Civil Code, the representative must have a written authority that expressly allows the sale of the property.

Before accepting a listing, reservation, or payment, always verify:

✅ Registered owner and property title
✅ Authenticity and scope of the SPA
✅ Authority to negotiate, sign, and receive payment
✅ Required consent of the spouse or co-owners

Remember: A document titled “SPA” is not automatically sufficient., the authority to sell must be clearly and specifically stated.
