💥🏠If you've been waiting for the property market to either boom or collapse, you'll probably need to keep waiting. 🏠💥

May's market was more a case of steady progress than dramatic headlines. Buyers are still cautious, sellers are adjusting to a market where negotiation has returned, and everyone seems to be keeping one eye on interest rates and the other on the news.

Locally, enquiry remains selective, but good properties continue to attract attention. The days of throwing a house online on Friday and having five unconditional offers by Tuesday are still firmly in the rear-view mirror.

Our latest market update looks at what's happening nationally and what we're seeing here in Hauraki-Coromandel.

🏠Two from Tony 🏠

Tony Alexander’s latest take on the property market is basically: calm down everyone, this is not 2008 all over again.

Things are slow. Buyers are cautious. The Reserve Bank is waving around inflation warnings again, & mortgage rates may have bottomed. But Alexander says there are a few key reasons this cycle looks very different from the GFC.
• Rural incomes are strong, particularly dairy & red meat, which historically flows through into the wider economy
• Household debt stress is nowhere near GFC levels because lending rules have been tighter for years
• Migration remains supportive for housing demand
• Interest rates may rise later this year, but modest increases, not a return to the “sell a kidney to fix for 2 years” era

The OCR staying at 2.25% was not exactly the comforting cup of tea some borrowers hoped for either. The Reserve Bank held rates, but strongly hinted hikes could come sooner if inflation pressures stick around, particularly with fuel and global uncertainty still causing headaches.

Translation for property owners: the market probably keeps grinding forward rather than roaring ahead. Buyers still have choices, negotiation remains back on the table, and anyone waiting for either a collapse or a 2021-style frenzy may be waiting quite a while.

Basically, less “housing apocalypse”, more “slow & mildly annoying economic recovery”. Very New Zealand really.

• National activity has improved, but this is not a return to the frenzy of 2021
• Buyers remain cautious, selective, and very aware they have options
• Negotiation is firmly back on the table
• Peninsula listings and asking prices lifted through March, reflecting ongoing confidence in the region
• Entry level and lower priced properties are currently seeing the strongest buyer activity
• Well presented and realistically priced homes are still attracting solid enquiry
• Enthusiastically priced properties are generally sitting longer

The market is steady rather than spectacular, but good properties are still getting results.
