🏡 Eight words slowing the property market: “Once the election is out of the way.”

Independent economist Tony Alexander's latest OneRoof commentary reflects what we're seeing. Buyers are cautious, confidence is subdued, and many are waiting for greater certainty.

A few key takeaways:
• Buyers remain in control. There's little fear of missing out, and purchasers feel they have time on their side.
• First-home buyers are active, but in no hurry. Investors remain noticeably absent.
• Price expectations remain cautious. 45% of agents report falling house prices as a key buyer concern, alongside job security and interest rates.
• Election uncertainty is influencing decisions. Buyers and businesses are reluctant to commit.
• Reasons for optimism. Spending intentions are improving, businesses anticipate better conditions, and residential construction shows early signs of recovery.

What does this mean for the property market?

Buyers are taking their time, doing their homework and negotiating carefully. For vendors, realistic pricing, presentation and patience remain important.

The outlook for 2027 is more encouraging, although uncertainty remains.

The election may remove one source of uncertainty, but it won't transform the market overnight.

And as we've always said, the proof of the buyer is in the viewing!
