Your Whangarei Market Update from our Branch Manager - Steve Sharp.

🏡 Less homes sold. Higher prices. Faster sales.

At first glance, that might sound impossible but that's exactly what happened in the Whangarei District property market during May.

📈 The median sale price climbed from $652,000 to $690,000 compared to the same time last year.

⚡ Homes sold faster too, with the median time to sell improving from 66 days to 58 days.

📊 Yet overall sales volumes were lower, with 143 properties sold compared to 197 in May 2025.

So what does it mean?

It tells us that while there are fewer transactions taking place, buyers are still actively competing for the right properties. Well-presented homes in desirable locations continue to attract strong interest, and realistic pricing is helping sellers achieve results.

The takeaway? The market isn't booming, but it's certainly not standing still. Strong prices and faster selling times suggest there is healthy demand beneath the headlines.
