📈 The momentum we saw build in June carried strongly through July, with sales activity continuing its steady upward trajectory across Whangamata.

A total of 17 unconditional sales were recorded for the month—a 55% increase on June—bringing total sales volume to over $23.4 million. These figures directly mirror what we are seeing in our day-to-day operations: active buyers and vendors who are coming to the negotiating table wanting to transact.

July saw a median house price of $1,085,000 and an average sale price of $1,221,333, which tracks 9% over the average CV. While average days on market currently sit at 125, the significant lift in transaction volume shows that thorough negotiations are resolving successfully when realistic value is identified. This steady pace demonstrates that serious buyers are not holding off for warmer weather to make their moves.

With spring fast approaching, this level of winter engagement could be an indicator of where the market is headed for the remainder of the year.
