Wow! People have to be diligent toward maintaining their mortgage. It is a fair expectation their mortgage lender - with much greater resources - do the same. Or be penalised.

More listings and more activity. But not more buyers. Buyers are more motivated to buy though leading up to Christmas / the festive break. Wellington is a stable market not really favouring either sellers or buyers. But good properties continue to sell for good prices.
