Three takeaways from my presentation today on underinsurance.

1. An estimated 85% of residential homes are underinsured by approximately 28%. That means most property owners in New Zealand are likely to be out of pocket by a third of their rebuild costs if they suffer a total loss.

2. When you set your Sum Insured, think about the specific features of your property. Is it on the faultline or in a flood zone? This might lead to more stringent and expensive design requirements. Does it have asbestos? This will make it more expensive to remedy. How easy is it to access it? Could you bring large machinery on site, or would there be a need for intensive manual labour? How extensive are your retaining walls, and do you have enough cover for them? Insurance companies have introduced strict limits for retaining walls, so check your policy as they differ significantly.

3. Insurance is not a "set and forget" product. You need to think about it every year at renewal, or even more often if the circumstances require. Currently, supply chain issues and inflation are causing a significant increases in the rebuild cost, so do your calculations again.
