Settlement day doesn’t always go to plan, and delays can happen on either side. ⏳🏡

If a purchaser cannot settle on time, the vendor may charge penalty interest and issue a formal settlement notice giving the purchaser a specified timeframe to complete settlement. ⚖️ If settlement does not occur within that timeframe, the purchaser risks losing their deposit and may face further legal and financial consequences.

If settlement is delayed due to the vendor’s default (for example, they are unable to provide vacant possession or the required settlement documents), the purchaser may also have rights including claiming compensation for losses caused by the delay. 📄

It is important in either situation to communicate with your lawyer early so the issue can be addressed quickly and your rights are protected. 🤝

Today we hosted our Pink Ribbon Breakfast at The Law Lady, raising awareness and funds for the Breast Cancer Foundation NZ.

A huge thank you to everyone who attended, and supported the event. From the beautiful pink treats to the meaningful conversations shared over coffee, it was such a special morning to be part of.

We are so grateful for the support of our community and proud to play a small part in helping fund breast cancer education, research, patient support, and advocacy. 🌸

And of course… a special mention to our tiniest guest (Danielle’s niece) who kept everyone smiling all morning 💕

🏡 Thinking about refinancing your home loan?

A refinance simply means replacing your current mortgage with a new one - often to secure a better interest rate, access equity, consolidate debt, or move to a different bank.

A lot of people worry that refinancing sounds complicated… but the good news is, we handle the legal side of the process for you from start to finish. ✔️

Here’s a simple overview of what usually happens:

• Your bank or mortgage broker arranges the new lending
• We receive the new loan and security documents
• We review everything and explain the documents to you in plain English
• Your old mortgage is repaid and discharged
• The new mortgage is registered with Land Information New Zealand
• Settlement is completed electronically

Most refinances can be completed without you needing to take time off work or attend the office in person.

🏡 Three Things to Check before Signing ✍️

Ready to submit your offer? Things can move quickly, and you may not always have time to check in with your solicitor first - so here are three key things to keep in mind:

• Price – make sure you’ve already spoken with your bank or mortgage broker to understand your borrowing limits. It’s also worth reviewing recent sales of comparable properties so you can offer with confidence and avoid overpaying.

• Conditions – your agreement should protect your position. For most purchasers (especially first home buyers), we recommend including conditions for finance, due diligence, and a builder’s report.

• Settlement Date – this is a crucial deadline. We generally suggest allowing at least 15 working days from the date the agreement becomes unconditional, giving both parties’ lawyers enough time to prepare everything ahead of settlement day.

2 years of The Law Lady 🤍

Today marks 2 years since I took the leap and opened The Law Lady Limited.

What started as an idea (and a lot of late nights) has grown into a business I’m incredibly proud of. Built on clear advice, fixed fees, and genuinely looking after our clients.

Over the past two years we’ve:

✨Helped nearly 1000 (916 to be exact) clients buy, sell, and refinance property!
✨Built amazing relationships with clients, agents, and referrers.
✨Grown a team that truly cares about the work we do.

To everyone who has trusted us, referred us, or supported us - thank you. It genuinely means the world.
