🏠 Buying a property? What does a LIM actually tell you?
You’ve found the property, the price looks right and your offer is nearly ready to go. Then someone asks: “Have you got the LIM?”
A Land Information Memorandum (LIM) is a report provided by the local council containing some information it holds about a property.
Depending on the property, this can include information about:
🔹 Building consents and permits
🔹 Resource consents
🔹 Zoning and planning information
🔹 Rates and certain council charges
🔹 Flooding, erosion or other natural hazards
🔹 Drainage and water services
🔹 Notices or orders affecting the property
🔹 Other information held by the council that
may be relevant to the land
It is important to remember: A LIM is not a guarantee that everything about the property is legal, compliant or problem-free. It is one piece of the due diligence puzzle.
You should consider the information contained in the LIM along with the Record of Title, Professional Reports, and any other due diligence that may be relevant to your circumstance or the Property (including but not limited to your finance needs and insurability of property).
