Some sales you are still thinking about long after settlement. This is one of them.

We met a lovely family at an open home in Bucklands Beach. That property was not right for them, but we stayed in touch, and it turned out they needed to sell their own place, a beautiful lifestyle property out in East Tamaki Heights.

We appraised it, listed it and marketed it, and it did not sell straight away. So we rested it, gave the house a break, did some landscaping and a few other things to lift it to where it needed to be, then relaunched as a tender. That campaign ended in a multi-offer and a fantastic result.

They were moving for school zoning, which we see a lot out here. We then helped them buy the property they had been watching for a while, and won it under the hammer. They are living there now, with their children enrolled at the school they wanted.

Confused by the methods of sale? Here is what each one actually means, in simple terms.

Asking price: the vendor publicly advertises a specific target price.

By negotiation: the property is marketed without a fixed price, so buyers come through, look, and put their offer in subject to whatever conditions they have.

Auction: the property is offered to competing buyers and sold to the highest bidder, and you need to be totally unconditional.

Deadline sale: still no price, but a fixed timeline, typically around three weeks, with the offers presented to the vendor on that date & time.

Punya joins us with a unique and highly valuable background, bringing experience across both structural engineering and the banking industry.

A graduate of The University of Auckland, Punya has built his career as a Structural Engineer here in Auckland — developing a strong understanding of construction, design, attention to detail and the fundamentals behind how properties are built.

Combined with his previous experience in banking, Punya brings a great mix of technical knowledge, financial understanding and a professional, analytical approach to his new career in real estate.

For our clients, that diverse experience adds another layer of knowledge to our team — particularly when it comes to understanding property, construction and helping buyers and sellers make informed decisions.
