August brought an interesting shift in the Auckland housing market, with prices holding firm as winter came to an end, an unusual trend that could signal a change ahead.

🏡 $955,000 median sales price, up 1.6% from June
📈 $1,098,487 average sales price, up 1.6% year-on-year
🔑 787 properties sold during August

“The Auckland market in August showed signs that it may be nearing a tipping point,” said Peter Thompson, Managing Director of Barfoot & Thompson.

Rental Market Update 🏡

The rental market showed some solid signs of activity through July, with more people searching, viewing, applying and moving into homes across Auckland, Northland and the Bay of Plenty.

📈 Rental enquiries were up 10.5% from June
👀 More than 5,300 property viewings took place
📝 Applications increased 11.5%
🏠 650 properties were let — up 8.7% from June
💰 Auckland’s average weekly rent was $699.03

With rental stock remaining steady, there’s still good choice for tenants — but well-presented homes priced realistically continue to stand out.

A pretty strong showing for the middle of winter! ❄️
