Here is a Mahurangi Residential Property Market Report - March Quarter 2024

It is very pleasing to see the positive signs of growth in the Mahurangi residential property market experienced in the quarter ending December 2023 continue in an even more positive manner during the March 2024 quarter.
Sales volume of 101 houses sold during the quarter was an impressive 25% increase on the 81 sales in the same quarter in 2023. Supporting this improvement was the value of sales for the quarter of $165.3 million, an impressive 28% above the same period in 2023. The median sale price of $1,160,000 was slightly down (-6%) on the same period last year.
Section sales have also shown a significant uplift with 10 sold in the March 2024 quarter, compared to 4 in 2023. With the first stages of titles now issued for Warkworth Ridge, it’s exciting to see house construction commence. This will ramp up in coming months, and as more homes appear, certainly the interest in the remaining sections will increase.
Warkworth Ridge will provide a wonderful and unique lifestyle for those choosing to live there. Once again, Bayleys Mahurangi continued to lead the way with our average sale price achieved across the quarter of $2,184,871 being $625,724 (40%) above the region’s average of $1,559,724. In addition, our sales were achieved on average in 6 days less time than the market average.
