There are two types of rental contracts in the Netherlands.

1. Rental contracts with an indefinite period of time.
For this type of rental contract, your landlord needs a valid legal termination ground if he/she wants you out. No legal ground? No termination! This contract is often agreed upon with a minimum rental period of 12 months.

2. Rental contracts with a definite period of time.
For this rental contract your landlord doesn't need a legal termination ground, if he/she wants you to leave at the end of the period mentioned in your contract.

Is your landlord paying for your water bill?

Make sure to keep track of your meter readings! Write down the numbers the day of moving in, on the 31st of December of each year ánd on the day you are moving out.

This way you don't end up paying for the consumption of the previous or for the next tenant of your apartment.

The same applies to the meter for gas and electricity in your house.

Make sure to check your rental price as soon as possible after moving in.

If you start a rent reduction procedure within the first six months, your rent will be reduced to the legally permitted maximum, from the beginning of your rental contract.

If you don't take action within the first six months, you may not be able to apply for a reduction anymore since your rental price is considered to be in the free market.

If you are renting an apartment in the Netherlands, you most likely received a bill from the municipality. This bill sees to the municipality user taxes; waste tax (afvalstoffenheffing) and water taxes (zuiveringsheffing and watersysteemheffing ingezetenen).

If you have a low income and no assets, contact the municipality as soon as possible. You may qualify for a reduction of this bill! The waste tax could be reduced to only 50% and the water taxes to 0! All you need to do is proof your low income.

On the bill itself it shows how you can get the reduction (kwijtschelding in Dutch). Take action as soon as possible!
