You can't just buy a property and hope for the best.

Before you get swept up by a smooth-talking consultant, you need to stop and ask the hard questions:

1. Who am I really dealing with? Who is behind the company selling this to me? What’s their reputation?

2. Who’s in their corner? What are their affiliations and partnerships? Does it add to their credibility?

3. What’s the growth plan? What are they actually doing right now that will make this property more valuable tomorrow? (This is everything).

4. What’s my way out? Before you even get in, know your exit plan. How and when will you turn this investment back into cash?

Get the answers to these. Then, and only then, should you pick up that pen and sign anything.

It's insane to believe you'll become a billionaire if you're stuck at the lowest, most commoditized level of your value chain.

The problem isn't always your mindset or your effort. Often, it's the environment.

Listen, this is the A Simple Truth

No matter what is said, an average seed has a fighting chance to grow into something massive. The nutrients are there.

While, a Small, Saturated Market: Even the best, most genetically-modified seed will struggle.

The environment can't support massive growth.

It doesn't matter who you are.

By the time a deal is posted online for the masses, the first wave of smart money has already gotten the best pieces.

The real game is played offline.

The truth is, the best deals are never on public listings. They’re hidden in plain sight.

If you want to find land before the price gets crazy, you need to become a detective, not just a browser.

Two free simple secrets anyone can use:

1: The 'Drive-Around' Strategy. Pick an upcoming area (think Ibeju-Lekki's outskirts or around Omagwa in PH).

Go there on a Saturday. Don't just drive; look.

Look for old "For Sale" signs with a faded phone number painted on a plank.

No agent means you can deal directly with an owner who might be motivated.

Look for abandoned buildings or completely overgrown plots.

These are often owned by families or heirs who live far away and might sell for a quick, clean deal just to get it off their hands.

2: The Paper Trail. This sounds technical, but it's gold. Check probate records at the courts.

When land is inherited, some heirs just want to sell quickly and split the cash.
