"HOW FAR IS THE PLACE?"

This is one of the first questions people ask when they want to buy land.

But there's another question that is just as important:

Far from where?

Today, I inspected a location in where plots are selling for ₦15 million. In the same area, some plots are already going for ₦25 million.

The truth is, "far" means different things to different people.

Think about it for a moment.

When you're excited about seeing someone you care about, you'll travel a long distance without complaining about the journey. Why?

Because something valuable to you is waiting there.

Once you know your treasure is in a particular place, distance doesn't feel like a problem anymore.

The same applies to land investment.

Many times, people describe a location as "too far" simply because they don't yet see its potential. But if we look at history, many of today's prime locations were once considered far and undeveloped.

That's why it's important to focus less on where a place is today and more on where it's heading tomorrow.

And when buying land, proper verification and due diligence should always come first.

No electricity doesn't automatically mean it's a bad location.

An area may not have electricity yet, but that doesn't mean it lacks value or future potential. In fact, many of today's developed neighborhoods once had little or no infrastructure.

Development usually follows a pattern: people move in, houses are built, businesses begin to operate, and then infrastructure like electricity, good roads, and water supply gradually follows.

It's like looking at a young man in his twenties and calling him a failure because he doesn't own a car yet. You're judging him based on his present condition instead of where he's headed.

The same principle applies to land investment.

Rather than focusing only on what a location lacks today, pay attention to the signs of growth. Look at the ongoing developments, the increasing population, nearby projects, and the potential the area holds.

Sometimes, the locations people ignore today become the places everyone wishes they had invested in tomorrow.
