As a lawyer,my clients often ask me the due diligence they should carry out before purchasing a land in Nigeria in order to avoid being scammed.
When purchasing land in Nigeria, it is important to conduct due diligence in order to avoid being scammed.
Some steps you can take include:
1. Verify the authenticity of the land title: Make sure that the person selling the land is the rightful owner and that the land title is legitimate. You can do this by checking with the appropriate government agency or by hiring a property lawyer .
2. Check for any encumbrances: Ensure that there are no outstanding debts, mortgages, or other legal claims on the land.
3. Conduct a physical inspection: Visit the land and verify that it is as described. Check for any issues such as flooding or access to public utilities.
4. Research the surrounding area: Look into the zoning and development plans for the area to ensure that the land can be used for the purpose you intend.
5. Hire a lawyer: It is always good to have a legal representation to guide you through the process and ensure that all legal requirements are met.
6. Be cautious of unrealistic prices: Be wary of land that is being sold at an unusually low price, as it may be a scam.
By following these steps, you can reduce the risk of being scammed when purchasing land in Nigeria.
