Before you buy a property (landed or otherwise), there are two things you must do, thus:

1. Pray to God for direction.

2. Talk to a lawyer with the fear of God.

The reason people buy litigation in the name of Property (especially Real Estate-land) is because of hasty generalization that lawyers are not needed from the beginning to the end of the transaction.

I have heard and seen people of such ugly experiences.

Presently i know someone who is passing through an ugly ordeal orchestrated by the nature of the landed property he bought. He ignorantly bought a land that is a subject of litigation. Bitterly, ignorant of law is not an excuse.

My advise then is: always consult a good and honest lawyer for legal advise before you proceed not after the transaction.
