LET'S TEST YOUR PROPERTY INVESTMENT THINKING.

A lot of people will immediately ask:

But that's actually part of the exercise.

After 8+ Years in Real Estate, I've Become More Comfortable Saying “I Need to Look Into That.”

Earlier in my real estate journey, I thought being knowledgeable meant having an answer to every question.
Experience has taught me something different.
Sometimes the most professional answer is:

“I need to verify that.”
Especially when someone's money is involved.

A buyer may ask:
“Is this property genuine?”

A careless answer is:
“Yes.”
A better approach is to ask:

What are we basing that conclusion on?
What documents are available?
Who holds the relevant interest?
What does the documentation establish?
Does it relate to the exact property?
Are there other matters that need to be investigated?
What professionals should review it?

The more I've worked in real estate, the more I've realised that confidence and certainty are not the same thing.
You can be confident in your process without pretending to know everything.
That's especially important in Nigerian real estate because property transactions can involve documentation, ownership interests, surveys, planning considerations, government records and other issues that may require the input of qualified professionals.

My responsibility isn't to create false certainty.
It's to help the client make a better-informed decision.
That mindset has changed how I approach property.

Today, I would rather lose a transaction because I asked too many questions than close a transaction because I asked too few.
Real estate is not just about selling property.
It's about helping people make decisions involving some of the largest sums of money they may ever commit.
And that responsibility should change how we operate.

“Does it have documents?”

Documentation matters.
But an experienced property analysis goes further.

You need to understand:

What you're buying.

Who you're buying from.

What the documents establish.

What is happening around the property.

Why you're buying it.

What could go wrong.

And whether the price makes sense.

That's how I believe property should be evaluated.

Not from hype.

Not from pressure.

Not simply because an agent says:

“This place will soon become the next big thing.”

Evidence first. Decision second.

A Property Can Have a C of O and Still Be the Wrong Investment.
This is something many property buyers don't want to hear.
But it's important.

When people are buying property, one of the first questions they ask is:
“Does it have C of O?”

It's a reasonable question.
But it shouldn't be the last question.
Because documentation is only one part of understanding a property opportunity.

Imagine two properties:

Property A
Has documentation
₦30 million
Poor accessibility
Limited development around it
Weak current demand
Difficult resale prospects

Property B
₦30 million
Stronger accessibility
Major development activity around the area
Better demand prospects
Clear investment purpose

Appropriate documentation that has been properly reviewed and verified
Which one would you rather own?

The answer shouldn't simply be:
“The one with better documents.”
You need to understand the entire investment.

I look at property through several lenses

1. What exactly am I buying?
Land? Building? Existing interest? Development opportunity?

2. Who has the interest I'm dealing with?
The person selling is not automatically the person with the right interest to transfer.

3. What does the documentation establish?
Don't just collect documents.
Understand what they actually mean in relation to the property and transaction.

4. Where is the property?
Documentation doesn't create demand.
Location, accessibility, infrastructure and surrounding development still matter.

5. Why am I buying it?
A property suitable for land banking may not be suitable for rental income.
A property suitable for a family home may not be the best investment for someone seeking short-term resale.

6. What could go wrong?
Every investment has risk.

The question is whether you understand the risks before committing your money.

That's the difference between:
Buying property
and
Making a property investment decision.

My job as a real estate consultant isn't simply to tell you:

“This property is genuine.”
I believe a better conversation is:
“Let's understand what you're buying, what it could achieve, and what risks we need to consider.”

Don't let one document make your entire investment decision for you.
