On 10 September 2025, the Nigerian government gazetted sweeping reforms to its tax statutes under the new Nigeria Tax Act (NTA), Tax Administration Act, Revenue Service Act and Joint Revenue Board Act. One key change: tenants may now ๐—ฑ๐—ฒ๐—ฑ๐˜‚๐—ฐ๐˜ 20% ๐—ผ๐—ณ ๐˜๐—ต๐—ฒ๐—ถ๐—ฟ ๐—ฎ๐—ป๐—ป๐˜‚๐—ฎ๐—น ๐—ฟ๐—ฒ๐—ป๐˜ from taxable income, capped at โ‚ฆ500,000.

Here are the essentials:
โ€ข If your annual rent is less than or equal to โ‚ฆ2.5 million, you can claim the full 20% (that will be less than or equal to โ‚ฆ500,000).
โ€ข If your rent exceeds that, you can still only deduct โ‚ฆ500,000 (because that is the cap).
โ€ข To qualify, you must pay documented rent (with a verifiable lease or rental agreement). Anonymous or undocumented rentals do not qualify.
โ€ข You must clearly declare the rent paid when filing tax returns. The tax authority may ask for evidence.
โ€ข This benefit is only for tenants (homeowners or occupants in rent-free housing do not qualify)
