I've moved into my house and I'm so elated. I have my deed, and the property is in good shape… everything went smoothly. I just wish I met you guys three years ago. God bless you...I can’t thank you enough.'

I read mine more than once.

Not because of the grammar. Not even because of the 'thank yous.' But because I know the kind of journey that brought her here.

She’s someone who had been burnt before. Three years ago, she deposited almost ₦40 million for a property. While still paying the instalments, news broke that the estate in which she wanted to buy a plot of land was partly sitting on government land.

Half of it was seized by the government.

She paused payments immediately, but getting her money back? Story.

The real estate company began posting her. Empty promises. Property swap here. Something's coming soon. Just wait.

Like guys, you know how it goes when seeking a refund, nah!

By the time she found us, she wasn’t just looking for another property, she was carrying disappointment, fear, and deep distrust of the process. But her love for real estate hadn’t died.

She told us what she wanted. We questioned every listing that caught her eye. We touched every base—executive directors, surveyors, and town planning offices. Multi-layered due diligence, front to back.

Even when she wanted to pay outright, we slowed things down with a short instalment plan, in case any adverse new development surfaced along the way.

In the end, everything came together. She has a solid property. No drama. No regrets. No 'God abeg' moments.

Four months later, she sent that message,
and it touched me.

Law, for me, has always been about restoring hope where fear had taken root. Helping people sleep better at night despite making high-stakes investment decisions. Making sure nobody loses their hard-earned money to shady deals they could have nipped in the bud or wasting precious time and resources chasing refund money through endless court battles.

The attached picture? That’s from an entrepreneur who had built a legacy from its business. He was about to lose a multi-million contract due to the company's inactive status on the Corporate Affairs Commission Portal. When the company got back in good standing, the CEO was so happy, you’d think he won the lottery.

My years of experience have taught me that trust is built through a passionate determination to make a once-hopeless face beam with untold joy.

THIS PROPERTY DEAL LOOKED PERFECT...BUT ONE MYTH ALMOST COST HER EVERYTHING

'Sis! I've finally found the property I want to buy!'

That was Bimpe calling at 8 am, one Monday morning. She's a friend and a client. She sounded like someone who had just won a jackpot. Excitement was dripping from her voice.

You see, she had been through fire with her last property deal. That one scattered because the seller didn’t have proper documents. They supplied Bimpe a Deed of Assignment but had not yet obtained the Governor's consent. With that, it was hard to tell if the sellers truly owned the property or if they had taken out a loan and used the property as collateral. Anyway, my advice to Bimpe was, 'No deal!'

So this time, when she saw a property that checked all her boxes and came with Governor's Consent, she believed God had finally smiled on her.

She sent the documents to me via WhatsApp as we talked:

☑️Survey plan
☑️Deed of assignment
☑️Purchase Receipt
☑️Governor’s consent

She said, 'Since this one has a Governor's consent, we can just prepare my deed of assignment sharp sharp, right?'

The property was a block of four flats in a posh location in Lagos. My sis was already talking about the cost of renovation and how we can evict the sitting tenants, asap.

I could almost hear her calculator clicking, probably calculating the juicy discount the sellers had promised her if she could make payment within five days.

The sellers? They were two siblings. She said their parents had passed on, and they just wanted to cash out quickly and japa. The discount they were offering was even making the deal smell too good.

But as much as I didn’t want to sound like a party pooper, I had to press pause on Bimpe's ecstatic mood.

'Babe, I know say this thing dey sweet, but there’s a small detail we need to iron out...'

She slowed down, 'What is it again?'

I said, The Governor's Consent is great, but in this case, it doesn't hold water if the real owners, the parents, are late. Their children don’t automatically have the right to sell.'

Silence...

Then she asked, 'Ehn? But the documents are complete now!"?'

'Bimpe, there's no one size fits all approach in property deals. In this case, you need to ask the sellers if their parents left a Will; then verify if the property was given to them. If there's a Will, they must get Probate. If there’s no Will, they need a Letter of Administration. That’s what gives them the legal power to sell.' I explained painfully.

I couldn't help but pause when I heard Bimpe muttering, 'Haha haha!' in frustration.😥

Then I continued, softening my tone, Bimpe, 'I know you are sold out on this deal already. I am your friend and you know I always have your back. But without a Will (Probate) or Letters of Administration, the sale is shaky. The consent they’re waving around? Na wash, I tell you!'

The silence on the other end of the line was deafening. For a while, all I could hear was her breathing through the phone. Then she asked with a defeated tone, 'So they can’t sell yet? I thought a Governor's consent was enough.'

'Nope.' I reacted.

Next thing, her second phone rings. Guess who? The sellers.

I told her to pick up the call and put it on speaker.

'Madam, how far? Are we still on course?' they chorused.

'Hello. Please, I’m not moving forward with this deal unless you show me a Will any of your parents wrote, a Probate or Letters of Administration.'

Boom.

They exploded. 'You’re a time-waster! After everything, you’re backing out? Don’t ever call us again!'

They were shouting. Throwing insults like fireworks.

She calmly replied, 'If you can't provide any of those documents, no deal.' Then ended the call.

Guys, can you imagine if she hadn’t spoken with me first? She would have dropped her hard-earned money on a property she legally couldn’t own.

To recover that kind of money? You go enter court case that can drag on for years. We’re talking hundreds of millions hanging by a thread. Those sellers were banking on her ignorance which was tied to the myth that once a property had a Governor's consent as its title, the deal was good to go.

So here’s the real gist:
When dealing with inherited property, don’t let 'Governor’s Consent' deceive you. That alone doesn’t make the deal clean.

Ask for:
💯 Probate (if there’s a Will, and confirm the seller truly inherited the property)
💯Letter of Administration (if there’s no Will. Ensure the seller's name is listed as an administrator...)

Without either, a seller in this kind of scenario has no right to sell.

Also, shine your eyes. Don’t rush into a deal just because it looks like a 'sweet offer.'

Early in life, my mum, who was both an entrepreneur and a civil servant, didn’t waste time dragging my siblings and me in her side hustle. This was back in my secondary school days. We took turns manning the shop while she went to work. That experience gave me real-time exposure to what it means to build a business with your own hands, and why it's important to protect the profit before it disappears into thin air.

After I qualified as a barrister and solicitor over 16 years ago, I found myself drawn to helping everyday people: business owners, property buyers, real estate companies, and families. People who need to know how to protect what they’ve built and avoid unnecessary legal wahala. I believe legal knowledge shouldn’t be reserved for only those who can afford big law retainers.

For years, with the partnership of my partner/husband, I have done this offline through our legal practice. However, I noticed our clients were just a small fraction of those who genuinely needed the legal guidance we offered.

Although more lawyers are now sharing helpful online content, there's still plenty of work to be done. Hence, I created the Be Legally Woke community a few years ago. It was my little way of pushing the gospel of legal awareness.

I won’t lie, inconsistency has been a struggle. Ha! It's not easy to finely balance the demands of legal practice, personal responsibilities, and other passions I pursue on the side. Business owners, listen up! You see that contract you signed? The one you copied from Google or agreed to without reading? E fit be your downfall.

Most people think contracts are just about money, services, and deadlines—and yes, they are. But after years of wining and dining with contracts, I’ve realised that the most dangerous omission isn’t a payment clause…

It’s the Relationship Management Clause.

Wait, what’s that, you ask?🤔

Well, it's a clause that defines how both parties will communicate, collaborate, and resolve issues throughout the business relationship. It ensures you don’t end up in a contract-induced heartbreak.

It outlines scenarios like these and more:

✍️How often updates must be given (Because silence in business is not golden, it’s dangerous!)

✍️Who is responsible for approvals and feedback (Before someone says, ‘I thought you knew.’)

✍️The process for handling dissatisfaction before it becomes a legal battle (because the court is expensive!)

Why is it so important?

Most business relationships don’t crash because of money—they fail due to misunderstandings, poor communication, and unrealistic expectations.

Here’s what happens without this clause:

❌ A client ghosts you, then returns months later demanding free revisions on work you did last year. (Oga, it has expired!😭)

Love isn’t just about roses and chocolates; sometimes, it looks like a well-drafted contract.

When I was preparing a contract for a client today, it struck me, 'This isn’t just legal work; it's an act of love.'

I was looking into the future, anticipating their needs, and ensuring their business remained protected.

I could have taken shortcuts, but instead, I put myself in their shoes, crafting clauses that would safeguard their time, money, and efforts.

Entrepreneurs who choose to have contracts in place aren’t just being cautious; they’re practising self-love. They care enough about their business, their clients, and their peace of mind to ensure everything is in order.

Contracts Don’t Ruin Friendships—Negligence Does.

Mrs Cee and Mr Eee were more than business partners—they were close friends, even church brethren. So, what went wrong?

Yes, they had a contract. But here’s the problem: Mrs Cee didn’t know she was entitled to her own copy.

That one oversight gave room for fraud.

By the time she became legally aware and asked for her copy, Mr Eee had tampered with key terms. Without her copy as proof, it was easy for him to twist the agreement in his favour.
