Nigeria’s new tax reforms are reshaping real estate in practical ways that every investor, developer, and buyer should understand.

Key points to note:

- Corporate Income Tax will drop from 30% to 25% by 2026, improving profit margins for developers and estate firms.

- Essentials like food, education, electricity and certain property transactions, are now VAT-exempt (read more).

- Digital processes will speed up stamp duties, land use charges, and title registrations.

- States will have more VAT control, expect local levies or permit costs to adjust.

- A 2% Development Levy may raise project costs later, so plan ahead.

For investors, this means lower costs in some areas, new levies in others, and more reasons to secure land now before local adjustments kick in.
