How do you protect yourself?

Here are 7 places to investigate before buying land in Nigeria.

1. Lands Registry: Verify the title, registered ownership and available records of encumbrances.

2. Office of the Surveyor-General: Investigate the survey plan, coordinates and possible government acquisition.

3. Property Lawyer: Establish whether the seller has the legal right to sell and whether the title can be transferred.

4. Town Planning Authority: Confirm permitted land use, road alignments and development restrictions.

5. Probate or Court Registry: Investigate relevant inheritance documents or court judgments where applicable.

6. Family or Community Representatives: Investigate customary ownership, authorised sellers and competing claims where applicable.

7. Independent Registered Surveyor: Visit the actual land and confirm its location, boundaries and beacons.

The appropriate authorities and procedures vary by state and type of land.

Three things you must never forget:

♦️A survey plan does not automatically prove ownership.

♦️An agent’s assurance is not a substitute for independent investigation.
