Earlier this Ramadhan, we had the opportunity to host a small Berbuka Puasa gathering at our office with our team and several friends, collaborators and partners who have supported us throughout our journey.

It may not have been grand, and our office may still be small, but moments like these remind us how far we have come and the people who have been part of that journey. One day, we will look back at gatherings like this and appreciate where it all began.

Under the instruction of our client, we acted in a matter involving a property in Shah Alam where the tenant had defaulted in rental payments for more than six (6) months and refused to vacate the premises despite repeated demands.

Through strict adherence to the due process of law, the necessary legal proceedings were commenced and successfully concluded. Possession was lawfully obtained, and the property has now been rightfully restored to its owner.

This stands as a reminder that the eviction of a tenant must be carried out properly through the legal process. Property owners are protected under the law, and when the correct procedure is followed, possession can be regained with full legal authority, certainty, and protection.

We record our sincere appreciation to the Court Bailiff for the professional and orderly ex*****on of the court order, and to the Royal Malaysia Police for their cooperation in ensuring a smooth and peaceful transition. We also extend our thanks to Mr. Nor Arif and Mrs. Afifaa for their attendance and representation of our client’s interests throughout the ex*****on process.

We are honoured to once again be entrusted by the Institut Penyelidikan Pembangunan Belia Malaysia (IYRES) — the government’s official research institution under the Ministry of Youth and Sports (KBS) responsible for youth development, data analytics and policy research across the country.

Today, we were given another opportunity to advise, consult and prepare the necessary agreement between IYRES and their appointed contractors. Today was a challenging one for our team in Kajang.
We attended a property where the tenant not only refused to vacate, but had also abandoned the house in an empty, dirty condition — leaving behind several animals in distress.

Alhamdulillah, despite the intense interactions and difficulties on the ground, Allah eased every step. Through proper legal process, our team successfully executed the Court-granted Judgment and restored Vacant Possession (VP) to the rightful owner.

A heartfelt thank you to the Landlord, Speedhome, and our dedicated BSCO team for managing today’s situation with professionalism and empathy. This experience is a reminder to all property owners on the importance of thorough tenant due diligence — it can save you from major financial, legal, and emotional losses.

As for the abandoned animals, our hearts truly go out to them. We refuse to leave them helpless on the streets.

Condolences to All Affected by the Recent Floods

Our firm extends our deepest sympathies to everyone impacted by the floods. We understand the challenges many are facing, especially as our own office was affected earlier today.

A sincere thank you to the dedicated team at Bila Salehuddin & Co. who worked tirelessly during and after the incident to ensure safety and to help restore our workspace.

We wish strength to all who are going through similar hardships, and we pray for everyone’s safety and smooth recovery.
