Yes — foreign companies can invest in Malaysian real estate.
外国公司是可以在大马买房产的,

But no — not every type of property is open, and not without strict conditions.
但并不是任何房产都能买,也不是想买就买。

✅ You can buy commercial and industrial property [可以购买商业或工业房产]
❌ You can’t buy residential or agricultural land [不可以买住宅或农业地]
💰 There's a minimum value per state (e.g. RM1mil–RM2mil) [每个州有最低购买价(RM100万以上)]
📝 State consent is a must [必须获得州政府批准]
🏦 Financing? Possible, if your company is registered and qualified [贷款可行,但公司必须已注册并符合条件]

Starting 1 July 2024, SST (6% Sales & Service Tax) now applies to certain commercial rental agreements in Malaysia.
从 2024年7月1日起,马来西亚开始对部分商业租赁征收 6% 服务税(SST)。

👀 Here’s the quick tea / 快速划重点:

Landlords, take note / 房东请注意
⭐If your total rental income from commercial property hits RM500,000/year → SST applies
如果你从商业房产获得的总租金一年超过 RM500,000 → 要注册 SST + 收 6%
⭐It’s based on all your properties combined (not per unit)
是全部商业房产租金总额,不是单一单位
⭐You’ll need to update your tenancy agreement + issue SST invoices
