The condominium market continues to show **strong buyer activity**, but it is also becoming **more competitive for sellers** due to a significant increase in available inventory. Sales remain healthy, although buyers have more options and properties are taking longer to sell.

# # # Market Highlights

* **Absorption Rate:** **33.77 months**, up from **26.40 months** (+27.9%).

* Year-to-date absorption increased **56.2%**, indicating inventory has grown much faster than sales. This clearly favors buyers.

* **Inventory:** Active listings increased dramatically.

* **3,307 active condos** compared to **2,079** last year (**+59.1%**).
* Year-to-date inventory is also up **43.1%**.

* **Sales Activity:** Despite the larger inventory, demand remains strong.

* **86 condos sold** in July versus **78** last year (**+10.3%**).
