Over the time, I have been noticing that finding reasonably priced properties near the beach in Banderas Bay is becoming increasingly difficult.

That is part of what makes opportunities like this one is worth visiting for a look.

Located in Bucerías and only a short walk from the beach, Condo Marie offers a price point that is becoming harder and harder to find in today’s market.

The rooftop terrace alone deserves attention, featuring an infinity pool and beautiful panoramic views overlooking Bucerías, the Bay, and the Sierra Madre mountains.

For buyers looking for affordable beach access, retirement living, or rental income potential, this property checks a lot of important boxes. All these at an asking Price of $230,000 USD! And yes… seller is currently covering 6 months of HOA fees.

The Difference Between Visiting Mexico and Living in Mexico

First Mexican experiences are captured through the senses: Days by the ocean. Warm weather year-round. Streets alive with music late into the evening. Long outdoor dinners. Extraordinary sunsets. A temporary escape from the hurried routines back home.

Puerto Vallarta, for example, offers all. Visitors to Mexico often find it a destination but living here reveals something entirely different. Over time, one realizes that the greatest difference between visiting Mexico and building a life here may lie with something surprisingly simple. Time!

Individuals experience time differently. Many arrive carrying habits rarely questioned: Appointment filled calendars. Days measured and planned to maximize productivity. Pressure to move efficiently from one obligation to the next. Years ago, a friend shared a nugget of wisdom that, at the time, seemed almost humorous. He said: “Learn to keep only one task on your agenda each day… because sooner or later you realize that even that one task may take you all day.”

The longer I live in Mexico, the more I understand exactly what he meant. Shopping in a local market turns into an unexpected conversation. A quick errand becomes coffee with friends. Neighbors stop to chat. Plans alter. Time stretches in unfamiliar ways to many arriving from faster-moving cultures. Slowly, something important becomes increasingly clear. Every day need not be conquered. Every hour needn’t be optimized.

Allowing life to unfold at its own natural pace holds great value and benefits. Visitors come to Mexico for its beauty and culture. We who chose to settle here have discovered something far deeper: A strong sense of community plus a healthy relationship with time. A gentle rhythm. A deep connection to the present. A subtle reminder that some of life’s richest experiences present themselves precisely when we don’t rush towards them. Making this change is far more than mere geography. It can be life altering! Are you ready?

Following months of sunshine, Puerto Vallarta welcomed its first true rain event of the season this week.

Over the past two days, the steady sound of rainfall has resonated across Banderas Bay. The mountains have turned a vibrant shade of green, the air feels fresher, the white buildings seem even brighter, and the scent of wet earth reminds us that summer has arrived.

For longtime residents, the first rains are more than mere weather; they mark the onset of summer, when the bay enters a distinctive season of its own. The jungle awakens, the landscape comes alive, and a different kind of beauty emerges.

Witnessing a tropical storm roll across the Sierra Madre and then waking up to sun-washed skies and greener landscapes creates a uniquely comforting experience.

I enjoy a rainy night, but I also look forward to another SUNNY DAY! 🌴🌦️

Sundays in Banderas Bay embody their own particular rhythms. Be it a Los Mu***os Beach breakfast at Langostinos, browsing local markets, a relaxing round on the golf course or reveling in a stunning sunset stroll on your favorite beach to mention but a few. Our day comprises heading to a favored spot. The Marina Bar and Grill, lovingly known as Osos, in La Cruz de Huanacaxtle. The afternoon revolves around enjoying live music featuring an Open Mic session hosted by The Group Therapy Band. A splendid opportunity for me to get up with my bass and jam with the boys all while surrounded by friendly faces, singing, dancing, laughter and not to forget supporting our talented local musicians.

These few examples merely scratch the surface of all that our beautiful corner of paradise that we love so well encompasses!

Morning walk through Marina Vallarta today… and honestly, it’s hard not to fall in love with this neighborhood all over again.

Wide walkable streets, lush tropical landscapes, peek-a-boo views of beautiful homes, and of course the stunning golf course stretching out under the morning sun. Even early in the day, the warmth was already settling in, hinting at another gorgeous day in paradise.

And as summer starts getting closer, it’s impossible not to think of Ventura Highway… 🎶
“Where the days are longer, the nights are stronger than moonshine…”

There’s just something about mornings in Marina Vallarta that make you slow down, breathe deeply and appreciate the beauty of everyday life here. 🌴☀️⛳️
