One of the questions we hear most often from people considering a move to Mazatlán is:
“Can we really afford to live there?”
It’s an important question—and the answer is different for everyone.
After making Mazatlán our full-time home in 2019, we’ve experienced firsthand what everyday life here can really be like. For many people, living in Mazatlán isn’t simply about spending less money.
It’s about enjoying a great quality of life while making your money go further.
More Than Just Lower Living Costs
When people think about relocating to Mexico, they often start by comparing housing prices and everyday expenses.
But the real attraction of Mazatlán goes beyond numbers.
Beautiful beaches, walks along the Malecón, fresh seafood, restaurants, warm weather, modern shopping and healthcare, and a welcoming community can all become part of everyday life rather than something reserved for a vacation.
That difference in lifestyle can be difficult to put a price on.
Homeownership May Surprise You
For people coming from the United States or Canada, some of the ongoing costs associated with owning a home in Mazatlán can be pleasantly surprising.
Property taxes are often considerably lower than what many homeowners are accustomed to paying back home.
Water service can also be remarkably affordable. Many households pay less than 200 pesos per month, although the amount will vary depending on the property and usage.
Electricity is a different story. Air conditioning can increase electricity consumption considerably during Mazatlán’s hot summer months. However, residential customers benefit from a summer electricity subsidy, which helps make seasonal electricity costs more manageable.
These ongoing expenses are worth considering when comparing the true cost of owning a home—not simply its purchase price.
Every Lifestyle Is Different
Of course, there is no single number that tells you what it costs to live in Mazatlán.
Your monthly expenses will depend on the lifestyle you choose.
The type of home you own or rent, how often you dine out, whether you have a vehicle, your healthcare needs, entertainment, travel, and hobbies can all make a significant difference.
Some people come to Mazatlán primarily because they want to reduce their expenses.
Others discover something equally important: They can enjoy more of the lifestyle they want for the money they’re already spending.
It’s Not Just for Retirees
Mazatlán has long attracted retirees and seasonal residents, but they’re certainly not the only people choosing to make this city part of their lives.
We also meet remote professionals, entrepreneurs, investors, families, and people searching for a second home or vacation property.
Their circumstances may be different, but many are asking essentially the same question:
