LIVING IN MAZATLÁN
Can You Afford to Live in Mazatlán?
Discover Why So Many People Are Enjoying More Life for Their Money
One of the questions we hear most often from people considering a move to Mazatlán is:
“Can we really afford to live there?”
It’s an important question—and the answer is different for everyone.
After making Mazatlán our full-time home in 2019, we’ve experienced firsthand what everyday life here can really be like. For many people, living in Mazatlán isn’t simply about spending less money.
It’s about enjoying a great quality of life while making your money go further.
More Than Just Lower Living Costs
When people think about relocating to Mexico, they often start by comparing housing prices and everyday expenses.
But the real attraction of Mazatlán goes beyond numbers.
Beautiful beaches, walks along the Malecón, fresh seafood, restaurants, warm weather, modern shopping and healthcare, and a welcoming community can all become part of everyday life rather than something reserved for a vacation.
That difference in lifestyle can be difficult to put a price on.
Homeownership May Surprise You
For people coming from the United States or Canada, some of the ongoing costs associated with owning a home in Mazatlán can be pleasantly surprising.
Property taxes are often considerably lower than what many homeowners are accustomed to paying back home.
Water service can also be remarkably affordable. Many households pay less than 200 pesos per month, although the amount will vary depending on the property and usage.
Electricity is a different story. Air conditioning can increase electricity consumption considerably during Mazatlán’s hot summer months. However, residential customers benefit from a summer electricity subsidy, which helps make seasonal electricity costs more manageable.
These ongoing expenses are worth considering when comparing the true cost of owning a home—not simply its purchase price.
Every Lifestyle Is Different
Of course, there is no single number that tells you what it costs to live in Mazatlán.
Your monthly expenses will depend on the lifestyle you choose.
The type of home you own or rent, how often you dine out, whether you have a vehicle, your healthcare needs, entertainment, travel, and hobbies can all make a significant difference.
Some people come to Mazatlán primarily because they want to reduce their expenses.
Others discover something equally important: They can enjoy more of the lifestyle they want for the money they’re already spending.
It’s Not Just for Retirees
Mazatlán has long attracted retirees and seasonal residents, but they’re certainly not the only people choosing to make this city part of their lives.
We also meet remote professionals, entrepreneurs, investors, families, and people searching for a second home or vacation property.
Their circumstances may be different, but many are asking essentially the same question:
Could life be better here?
Is Mazatlán Right for You?
That’s ultimately a very personal decision.
Since making Mazatlán our full-time home in 2019, we’ve experienced many of the same things prospective residents want to understand—establishing a home, dealing with utilities and everyday services, navigating life in another country, and discovering what it’s actually like to live here rather than simply vacation here.
That’s experience we’re always happy to share.
Whether you’re considering relocating, purchasing a vacation home, investing in real estate, or simply exploring the possibilities, learning about the lifestyle is a great place to start.
We’d Love to Hear From You
If you were considering a move to Mazatlán, what would be most important to you?

• Cost of living
• Weather
• Healthcare
• Beaches
• Owning a home
• Simply enjoying a different pace of life
Tell us in the comments. Your question may even become the subject of a future Living in Mazatlán article.
And if you’re seriously considering making Mazatlán your home, send us a message. We’re always happy to answer questions and help you explore your options.

We currently have a beautifully remodeled home in Centro Histórico that offers exactly that opportunity.

The home has already been extensively updated, while a couple of the bedrooms provide the new owner with the chance to add their own personal style rather than paying for someone else's decorating choices.

Chasing Sunsets: One of Mazatlán's Greatest Treasures
There are many reasons people fall in love with Mazatlán—beautiful beaches, amazing seafood, rich history, and a welcoming community. But if you ask us what keeps capturing our attention after all these years, the answer is simple:
The sunsets.
After visiting Mazatlán for more than 27 years and making it our home in 2019, we're still amazed by the incredible sunsets over the Pacific Ocean. No two evenings are ever the same. Some skies glow with brilliant golds and oranges, while others are filled with soft pinks, deep purples, and fiery reds.
It's a show nature puts on every single day.
A Daily Tradition
As the afternoon comes to an end, something special happens across the city. People gather along the Malecón, couples stop to admire the view, families enjoy an evening stroll, and visitors reach for their cameras.
For a few quiet moments, everyone seems to slow down and simply enjoy the beauty of Mazatlán.
Favorite Sunset Spots
Over the years we've discovered many wonderful places to watch the sun disappear below the horizon:
• The Malecon
• Olas Altas
• Paseo del Centenario
• El Clavadista
• Cerritos Beach
• Stone Island
• Oceanfront restaurants and rooftop terraces
• Or simply from your own balcony overlooking the Pacific
Every location offers a different perspective, but each reminds us why this city is such a special place to live.
More Than a Beautiful View
As REALTORS®, we're often asked why we chose Mazatlán. Beautiful homes and ocean views are certainly part of the answer, but it's also the lifestyle.
It's the simple moment, like ending the day with an unforgettable sunset—that makes living here so rewarding.
Where do you go for sunsets in Mazatlán?
We'd love to hear about your favorite place to watch the sunset. Share your favorite location—or better yet, your favorite sunset photo—in the comments. You may inspire someone else to discover a new favorite spot.

The answer is yes.

Whether you're looking for a vacation home, retirement property, or investment, Mexico has a well-established legal process that allows foreigners to purchase residential property safely and securely.

In this first edition of our Living in Mazatlán series, we answer this common question and explain the basics of buying property in Mexico.

In our next edition, we'll answer another of the most frequently asked questions:

📖 What Is a Fideicomiso?

If you're thinking about buying a home in Mazatlán, we'd be happy to answer your questions.
