At Espier Services (K) Ltd management department, we understand the significance of real estate as an investment. Our business is to help our clients take care of this valuable investment by providing them with the following services:
• Rent & service charge collection
• Preparation of budgets
• Issuance of monthly/quarterly/yearly statements of accounts
• Preparation of comprehensive property reports every quarter and end year
• Administration of all services in buildings, including negotiation of maintenance contracts
• Attending to tenants’ issues

• Handle the day to day running of your properties
• Ensuring that security is maintained within the properties by arranging for day & Night gatekeeper at the main gate
• Arrange for caretakers who will look after the welfare of the property
• Arrange for the cleaning services and maintenance of common areas, swimming pool among other common facilities
• Arrange for the carrying out of repairs and maintenance of the properties
• Collection of the monthly rent from the tenants
• Timely collection of service charges from the tenants

• Informing the landlord of the condition of the property whenever such is required
• Rent to be revised on the extension of a further lease
• Lease must be executed by the tenant on renting the property and before taking possession of the property
• Raise monthly fee notes for settlement of the monthly commission
• Will send monthly invoices and statements to the tenant for settlement
• If VAT is effective then will send the respective ETR invoices
• Maintain a set of accurate accounts for board approval

For management, we charge 7.5% commission per month (negotiable) plus VAT
For letting, we charge one months’ rent as commission (negotiable) plus VAT
For any sale made, we charge 3% commission of the sale price plus VAT
