Can a family sell land after the father dies?

Not automatically. When a registered landowner dies, the family cannot simply agree and sell the property. The estate must first go through the succession process, and authority must be granted to the legal administrator(s). In Kenya, immovable property generally cannot be sold before the grant is confirmed.

Before buying land belonging to a deceased person, always confirm the succession documents and the seller’s legal authority.
