Ever wonder how much it costs to renovate a Japanese house? 🏚️→🏡

From our own experience, a room by room breakdown looks like:

Kitchen – A basic system kitchen is usually 220,000 to 300,000 yen (about 1,500–2,050 USD). Installation and plumbing usually add 80,000 to 180,000 yen (about 550–1,230 USD) if nothing is being moved.

Toilet per floor – A standard toilet runs around 30,000 to 60,000 yen (about 200–410 USD), with a washlet seat 20,000 to 60,000 yen (about 140–410 USD). Installation is usually 20,000 to 40,000 yen (about 140–270 USD). Altogether, budget about 70,000 to 160,000 yen per floor (about 480–1,100 USD).

Shower and bathtub – A standard unit bath from a home centre often starts around 250,000 to 450,000 yen (about 1,700–3,100 USD), with installation typically 120,000 to 250,000 yen (about 820–1,700 USD). All in, a straightforward replacement is often 370,000 to 700,000 yen (about 2,500–4,800 USD). A simple shower-only setup can be less, usually 200,000 to 450,000 yen (about 1,400–3,100 USD), depending on fittings.

Flooring and wallpaper – Installing laminate or vinyl flooring is commonly 6,000 to 12,000 yen per square meter (about 40–80 USD/m²). Wallpaper replacement usually comes in at 1,200 to 2,500 yen per square meter (about 8–17 USD/m²).

🚨 Please keep in mind these are only ballpark figures. Older homes may require extra waterproofing, disposal fees, or upgrades to the water heater or electrical panel.

When you see the difference one generation makesin the housing market, you might consider alternative options 🇯🇵👀

Consider these 5 things 👇
1. Foreigners can legally buy property in Japan—even without residency. Unlike many countries, Japan places no citizenship or residency restrictions on buying real estate. You can purchase a vacation home, investment property, or full-time residence whether you live in Japan or abroad.

2. Akiya and rural homes can be extremely affordable—but renovation costs matter. Many countryside properties are listed for under ¥1,000,000, but purchase price is only part of the equation. Repairs, utilities, and modernization often exceed the initial listing cost.
Financing is difficult for non-residents.

3. Most foreign buyers purchasing from overseas will need cash, as Japanese mortgages are generally reserved for residents with long-term visas and domestic income. Urban homes hold lifestyle convenience; rural homes offer land and value.

4. Cities like Tokyo and Osaka provide better transport and resale liquidity, while rural areas offer larger homes, gardens, and lower prices—ideal for retreats or slower living. Buying for vacation use vs. full-time living changes what matters most.

5. Vacation homes prioritize scenery, access, and maintenance simplicity. Full-time homes require closer attention to schools, hospitals, transport, winterization, and long-term infrastructure. Choosing based on intended use is critical.

🌊 Scenic hillside ocean-view dual-home property with traditional kominka charm in

PROPERTY HIGHLIGHTS
• Floor Plan: 6LDK (Main House + Detached Residence)
• Building: 163 m² (1,754 ft²)
• Land: 304 m² (3,274 ft²)
• Built: Unknown / Jan 1987
• Structure: Wood, 1F + 2F (2 buildings)
• Station: JR Kure Line “Kure Station” (22 min drive)
• Price: ¥500,000
• Ownership: Freehold
• Parking: No
• Zoning: Unspecified

DETAILED OVERVIEW
Perched on elevated ground above the surrounding townscape, this rare offering combines two distinct residences on one property—an approximately 100-year-old traditional kominka and a more modern detached home built in the late 1980s.

The panoramic setting is one of the strongest draws: open skies, views across Ondo’s rooftops, glimpses of the sea, and sightlines toward the iconic bridge in the area. With no building directly obstructing the outlook, the atmosphere feels expansive and peaceful. A concrete-paved open space on-site also creates opportunities for outdoor dining, gatherings, or a personal terrace area.

This property is best suited for buyers who appreciate character and potential over convenience. Water-related facilities will require updating, and long-term use should account for renovation planning. Rebuilding may not be possible due to road access conditions, making this a project for those seeking to preserve and adapt rather than redevelop. Kure enjoys a mild Seto Inland Sea climate, with warm summers averaging 26–32°C (79–90°F) and relatively gentle winters ~2–10°C (36–50°F), making it comfortable for year-round living.
