The average sale price of a second-hand apartment in Tokyo’s 23 wards recorded the 25th consecutive year-on-year increase in May, with prices increasing by 10.8% to 876,200 Yen/sqm.

A total of 1,522 apartments were reported to have sold, down 9.1% from last year.

The average apartment size was 59.25 sqm and the average building age was 21.80 years. Remaining inventory was down 1.1% from the previous month but up 15.3% from last year. Based on current inventory, the average apartment size is 49.49 sqm, about 16% smaller than the average size of an apartment sold.

In central Tokyo’s 3 wards of Chiyoda, Chuo, and Minato, a total of 176 apartments were reported to have sold, down 4.9% from last year.

The average sale price was 1,462,800 Yen/sqm, up 11.0% from last year. The average apartment size was 57.37 sqm and the average building age was 17.60 years. Remaining inventory was down 1.3% from the previous month but up 14.1% from last year.

Corporations in Japan are now taking a different approach to their real estate investment activities. Immediately following the initial shock of the pandemic there was a sudden move toward selling off key assets to prop up business sheets. Now that the pandemic is subsiding and business is returning to usual, corporations are back to seeking efficient real estate assets that provide stable revenue and allow for diversification out of traditional revenue streams.
In 2021, the total value of real estate transactions by corporations was 20% higher than in 2020 and close to pre-pandemic levels. With bidding for real estate becoming more competitive and pushing up prices, transacted prices in prime locations are expected to remain high.
In an April 2022 report from CBRE, foreign investors were said to have accounted for 30% of the total real estate investment in Japan (note: this is on an institutional level) in 2020-2021, and demand is expected to remain high this year. In January 2022, ANREV’s Investment Intentions Survey 2022 had Tokyo multifamily assets ranked as the most preferred investment target in Asia pacific

Corporations in Japan are now taking a different approach to their real estate investment activities. Immediately following the initial shock of the pandemic there was a sudden move toward selling off key assets to prop up business sheets. Now that the pandemic is subsiding and business is returning to usual, corporations are back to seeking efficient real estate assets that provide stable revenue and allow for diversification out of traditional revenue streams.

"Should I buy a detached house or a condo?"
The answer to this question is pretty conventional.
The answer is that it depends on the family structure and income.
If you have a large family with two or more children, then a detached house would be better, and for dinky people with no children, living in a condo is often better.
The choice also depends on the presence of musical instruments and pets.
When buying a profitable property, don't buy on a hunch.
Depending on appearance, location and tenant type, some properties are what you want even if you buy at a high price, but as long as you are buying as a business, you need to compare and examine using the exclusion method to figure out what is risky and what is rewarding.

What’s the difference between old and new seismic standards?
 If you want to know more about earthquake resistance standards, don’t miss this essay.
 The seismic standards applied after June 1, 1981 are called "new seismic standards", before that is called "old seismic standards". The old standard stipulates that "can resist an earthquake up to 5 magnitudes or higher, almost no damage ". The new standard says“can resist an earthquake up to 6 magnitudes”.

 Another difference between the new and old seismic standards is whether they are eligible for a mortgage tax reduction. By meeting some conditions, at the end of each year, 1% of the mortgage loan balance can be deducted from income tax or resident tax for 10 years

 The condition is: You bought a newly built house, or you have a non-fireproof house less than 20 years old (as wooden construction), or you have a fireproof housing within 25 years old (as an apartment mansion)

Musashi Kosugi, brand level rapidly increased in recent years. The image of the city has changed significantly during these years. In some areas, such as Setagaya Ward, the image become relatively low, while in other areas, the image is greatly improved because of redevelopment. In the Tokyo metropolitan area, Musashi-Kosugi surroundings (Kawasaki City, Kanagawa Prefecture) and the Toyosu neighborhood (on the Tokyo Metro Yurakucho Line) (Koto-ku, Tokyo) are really representative.

 Musashi-Kosugi surrounding was an industrial area 20 years ago, but now it has been transformed into high-level property residential area. At the same time, "Musashi-Kosugi" station was opened on the JR Yokosuka line, easy access to the JR Nambu line and Tokyu Toyoko line. Besides, Large-scale commercial facilities have also opened gradually in front of the station. Obviously, it has become a high-end residential area longed for by young families.

 Land prices soared quickly after recovering from the 2008 Lehman shock. Musashi Kosugi’s land price began to rise while the city center’s prices were still falling. at one point it was said that "Musashi Kosugi leads the land prices in the metropolitan area."

 It is also reflected in the properties’ prices. The average per unit area price of newly built houses now is over 3 million yen. There is also a case showing that the latest high-level properties’ prices are close to 4 million yen per unit area.

 As shown in Chart, Musashi Kosugi area’s average unit price is more expensive than not only Shin-Maruko and Tamagawa neighborhoods, but also Denenchofu and Jiyugaoka, which are symbols of high-end residential areas.

When you buy a house, you will incur some additional expenses besides the price of the property. As a general rule, additional fees are required to be paid in cash, so it is important to prepare in advance.
 So what kinds of fees are required? Let’s have a rough look!

1. 「印紙税stamp duty」This is the stamp duty to be attached to the "sales contract" exchanged with the seller.
2. 「不動産取得税Real estate acquisition tax」Local tax incurred when acquiring real estate.
3. 「登録免許税registration license tax」When you acquire real estate, you need to record that the real estate is your property in a public book called the register. The national tax for this registration is the registration license tax.
4. 「司法書士への報酬Reward to the judicial scrivener」When making the above registration, we often ask a scrivener to act for the procedure. The amount of compensation varies depending on the type of registration.
5. 「修繕積立金Repair reserve fund」The repair reserve fund is the cost of delivering a new condominium.
6. 「仲介手数料Brokerage fee」
7. 「固定資産税精算金(および都市計画税精算金)」Property tax settlement (and city planning tax settlement
8. 「ローン保証料Loan guarantee fee」This is the money you pay to the guarantor that guarantees the repayment in case the mortgage repayment is overdue (not required when using Flat 35). In some cases, you pay by adding about 0.2% to the monthly interest rate.
9. 「火災保険料(および地震保険料)Fire insurance (and earthquake insurance)」Most financial institutions require you to take out fire insurance when you borrow a mortgage. The contract period is from 1 year to a maximum of 10 years, and the longer the contract period, the cheaper the insurance premium.
