A Guide to the Property Selling Process in Japan
Real estate transaction practices often vary significantly from country to country. In this article, we introduce the general process of selling real estate in Japan.

1. Inspection / Price Investigation
Request an appraisal of your property, and obtain professional advice on market prices, expenses, tax liabilities and sales strategy.
2. Signing Brokerage Agreement
Choose a type of brokerage agreement that suits your sales strategy and the characteristics of your property.
3. Searching for Buyers
Begin marketing your propety through Mitsui’s extensive network and utilize media exposure (such as Mitsui's website) to promote your property as widely as possible.
4. Signing Transaction Contracts
Negotiate contract terms and conditions with the buyer and execute transaction contracts including the Purchase & Sale Agreement and disclosure statement.
5. Preparation for Property Handover
Prepare for closing and delivery of your property, including removal of any liens, and cancellation of utility contracts such as power, city gas, water/sewer, and telephone.
6. Closing
Transfer title and deliver keys in exchange for sales proceeds to close the transaction. Settle management fees and property tax.

Selling a property is not simply a transaction; it is an important strategic decision that can shape the next stage of your investment journey or wealth succession plan. Purchasing or selling real estate in another country often comes with many concerns and uncertainties. In this article, we share some of the questions most frequently asked by clients who have bought or sold property through our company, along with our answers.

In Japan, the laws and regulations governing a building's earthquake resistance were significantly revised in 1981. As a result, one of the key factors in evaluating a property's seismic performance is the date on which the building received its building permit approval. Buildings that obtained their building permit approval on or before May 31, 1981, may have been constructed under the previous seismic standards ("Old Seismic Standards"). Therefore, it is important to carefully review and verify their earthquake resistance.

Many local governments provide hazard maps that indicate the estimated risk of natural disasters such as flooding, soil liquefaction, and landslides in specific areas. These maps can be a useful reference when evaluating the relative level of risk associated with a property.
That said, hazard maps are predictive tools rather than historical records of past disasters. They are designed to illustrate potential risks based on various assumptions and simulations.

Real estate transactions involve substantial investments, and it is only natural to seek peace of mind by addressing any concerns before making an important decision.

Quarterly Report for Premium Condominiums in Tokyo | 1Q FY 2026
We Mitsui Fudosan Realty publish the Premium Mansion Market Report on a quarterly basis, providing insights into trends in Tokyo’s luxury residential condominium market. In this post, we are pleased to introduce the 1Q 2026 edition.

The chart provides an objective analysis of trends in the average transaction price per tsubo (=approx. 3 square meter) and transaction volume across the eight premium condominium areas* by comparing them with major economic developments and the Nikkei Stock Average during the same period. Looking at the overall performance of the premium condominium market (chart above), the average transaction price index for the current quarter (1Q 2026) declined significantly to 275.6, down 30.5 points quarter-on-quarter. Transaction volume also decreased to 183 transactions, down 10 transactions from the previous quarter, marking the fourth consecutive quarter of decline.

*Eight premium residential areas: Roppongi/Akasaka/Toranomon; Azabu/Azabu-Juban/Mita; Shirokane/Takanawa; Aoyama/Shibuya; Hiroo/Daikanyama/Ebisu; Bancho/Kojimachi/Iidabashi; Ichigaya/Yotsuya; and Ginza

Meanwhile, the number of properties listed for sale across the ten surveyed areas (Eight premium residential areas + Meguro/Shinagawa; Setagaya/Ota) reached 1,516 units at the end of the quarter, an increase of 162 units compared with the previous quarter, marking the eighth consecutive quarter of growth in available inventory. Close attention should therefore be paid to how equity market performance develops in future quarters, together with broader global economic conditions and foreign exchange movements, as these factors may continue to influence activity in the premium residential market.

The value of real estate cannot be measured solely by price or rental yield. Equally important are the transparency and security of the ownership system, a safe and comfortable environment for family living, and access to trusted local professionals who can provide ongoing support. The growing interest in prime residential properties in Japan, particularly in Tokyo, stems from this combination of factors. In this article, we take a closer look at why Tokyo real estate continues to attract global attention.

With a population of approximately 14.13 million, Tokyo is one of the world's largest and most influential metropolitan areas. Tokyo has more than half of major companies with a capital of 1 billion yen or more in Japan. Tokyo's gross metropolitan product in fiscal 2021 was comparable to the GDP of the Netherlands. Tokyo continues to strengthen its international competitiveness and long-term growth prospects.

Supporting this growth is a world-class infrastructure network: reliable and extensive railway systems in the world, expanded international flight services, and a highly advanced healthcare system.

One of Tokyo’s greatest attractions is its exceptional level of public safety, as it is widely recognized as one of the safest cities in the world.

As Japan's economic and business center, Tokyo continues to attract a large population. This can contribute to stable occupancy levels and help support long-term asset value.

The appeal of Tokyo real estate extends beyond the factors described above. Tokyo residential property is increasingly recognized as an effective vehicle for long-term wealth preservation. These qualities have led many international high-net-worth individuals and families to include Japanese real estate as part of a globally diversified investment portfolio.

Please consider adding a Tokyo property to your own portfolio and experience the enduring value that Japan's capital has to offer.

As your trusted real estate partner, Mitsui Fudosan Realty is committed to supporting you throughout your property journey in Japan.

Are You Familiar with the Tokyo Bay Grand Fireworks Festival Returning on October 24, 2026?

The Tokyo Bay Grand Fireworks Festival, a beloved summer tradition of Tokyo's waterfront area, was held annually from 1988 until 2015. The event was suspended following its 2015 edition to make way for the construction of the Athletes' Village for the Tokyo 2020 Olympic and Paralympic Games.

Many residents and visitors lamented the loss of this iconic event and continued to call for its return. As a result, the festival is set to make its long-awaited comeback this year, approximately 11 years after its suspension, jointly hosted by Chuo City, which had traditionally organized the event, and Minato City.

The fireworks will be launched from barges off Harumi Pier in Tokyo Bay. Approximately 12,000 fireworks, including some of the largest shells displayed in Tokyo, will illuminate the night sky over central Tokyo with a spectacular variety of colors, patterns, and effects.

There are several ways to enjoy the festival, such as reserving seats at specially designated viewing venues near the launch site or booking one of the vessels operating on the day of the event to watch from the water. However, securing these limited seats is expected to be highly competitive. In addition, large crowds are anticipated throughout the surrounding area.

Of course, experiencing the lively festival atmosphere is part of the appeal. However, did you know that several luxury residential condominiums along Tokyo's waterfront offer exceptional views of the fireworks from the comfort of your own home?

One notable example is HARUMI FLAG, the residential community that previously served as the Athletes' Village during the Tokyo 2020 Olympic and Paralympic Games. Located just moments from the fireworks launch site, certain buildings and units offer the opportunity to enjoy breathtaking views of the display right from your living room or balcony.

While every transaction is unique, in Japan it generally takes approximately one and a half to two months from signing a real estate purchase agreement to completion and handover.

Why not start looking now for your own private front-row seat to one of Tokyo's most anticipated events?

*Please note:
The fireworks festival may be canceled due to adverse weather conditions.
Depending on wind direction and other conditions on the day of the event, even units facing the launch area may not provide views of the fireworks.

A residence in one of Tokyo's prestigious neighborhoods is not only a home, but also an asset that can be held across borders.

Diversification into yen-denominated assets, a transparent ownership system, stable urban infrastructure, and one of the safest living environments in the world are among the factors attracting international investors to Japan's real estate market. As a result, prime residential properties in central Tokyo are increasingly being considered by high-net-worth individuals as a long-term investment and wealth preservation opportunity.

At the same time, purchasing property from overseas involves certain Japan-specific procedures, including transaction documentation, identity verification, fund transfers, taxation, and post-purchase property management.

In this article, we provide a simple overview of the taxes that may arise when purchasing and owning real estate in Japan.

You can broadly divide the taxes to consider when purchasing real estate in Japan into two categories: (1) taxes that are paid only once at the time of acquisition, and (2) taxes that are paid on an ongoing basis while you own the property.

(1) Taxes that are paid only once at the time of acquisition:
-Registration and License Tax
-Real Estate Acquisition Tax
-Stamp Duty
-Consumption Tax (where applicable)

(2) Taxes that are paid on an ongoing basis while you own the property:
-Fixed Asset Tax
-City Planning Tax
-Income Tax (if the property is rented out and generates rental income)
*Income tax is generally imposed on rental income earned during the calendar year from January 1 through December 31.

Why Are Overseas High-Net-Worth Individuals Investing in Japanese Real Estate Today?

Why are overseas high-net-worth individuals increasingly focusing on Japanese real estate? The answer is not simply the favorable exchange rate created by the weak yen.

Prime residential areas in central Tokyo offer a unique combination of advantages, including the convenience of a global city, stable rental demand, a transparent property ownership system, and the scarcity that supports long-term capital preservation.

In this article, we provide a straightforward overview of the property purchasing process in Japan for overseas residents.

1. Financial Planning

Obtain an estimate of the costs associated with purchasing the property, as well as an estimated yield if you are considering an income-producing investment property.

Please note that Japanese financial institutions generally do not provide mortgages to overseas residents. If you wish to utilize financing, we recommend consulting with your local bank or another financial institution in your country of residence.

2. Information Gathering

Search for suitable properties through Mitsui Fudosan Realty's extensive network and proprietary database.

3. Property Viewing

Arrange property viewings with a Mitsui Fudosan Realty representative, who can answer questions regarding the property's physical condition, legal status, and surrounding environment.

4. Purchase Contract

Submit an offer and negotiate the terms and conditions with the seller. Once both parties reach an agreement, your representative will prepare the necessary transaction documents, including the Purchase and Sale Agreement.

At the time of contract ex*****on, a deposit equivalent to approximately 5% to 10% of the purchase price is typically required. In addition, you will be required to submit official documents verifying your name, address, and other personal information.

5. Closing

Complete the settlement of the purchase price, receive the keys, and finalize the transaction, including the transfer of ownership.

6. Move-In

Begin preparations for moving into your new property and complete the necessary procedures before occupancy.

For more detailed information regarding the purchasing process, please visit our website below or feel free to contact one of our representatives.

Harumi area; Bustling with the opening of “HARUMI FLAG”

Harumi area in Tokyo’s Chuo City is incredibly convenient. It lies close Ginza, Tokyo’s famous celebration of gourmet dining and shopping. The Bus Rapid Transit (BRT), which links the bay area to the city center, whisks you directly to key areas such as Shinbashi and Toranomon Hills. And the No. 2 Loop Road, completed in 2022, similarly connects central Tokyo with the bay area for vehicular traffic.

The site of the Athletes’ Village of the Tokyo 2020 Olympic and Paralympic Games has been transformed into a new urban district named “HARUMI FLAG”. On the site, in addition to residences, retail complexes, parks, schools, daycare centers and many other amenities were constructed. As a result, HARUMI FLAG is attracting growing attention as a part of Tokyo that has everything for satisfying urban living. With a full complement of educational services, HARUMI FLAG is a friendly place for couples who are raising children. HARUMI FLAG is surrounded by ocean on three sides, affording a surfeit of scintillating views over Tokyo Bay. Two large parks, “Harumi Port Park” and "Harumi Greenway Park”, include ponds for playing in the water and sweeping green space. On top of that, HARUMI FLAG incorporates hydrogen energy and other leading-edge technologies, making it an eco-friendly urban district of the near future.

Condominium construction is proceeding at a remarkable pace, both here and in neighboring Kachidoki. If living in this area interests you, please browse our property listings and get in touch with us.
