Key Features of Maharashtra Rent Rules 2026
Security Deposit: Restricted to a maximum of two months' rent for residential properties.
Agreement Registration: Mandatory digital stamping and registration of all tenancy agreements via state portals within 60 days.
Rent Increases: Rent can only be revised once per year, with mandatory notice requirements to the tenant.
Eviction Procedures: Landlords can initiate eviction if the tenant fails to pay rent for two consecutive months or refuses to vacate after the agreement expires.
Overstay Penalties: Tenants who do not vacate after the agreement term ends are liable to pay double the monthly rent for the first two months, and four times after that.
Landlord Entry & Privacy: Landlords must provide 24-hour notice before entering the premises and cannot enter before sunrise or after sunset.
Repairs & Maintenance: Structural repairs are the responsibility of the landlord, while day-to-day maintenance is the tenant’s responsibility. If a landlord ignores essential repairs for 30 days, the tenant can deduct repair costs from the rent.
Rent Courts: Specialized tribunals will handle disputes, targeting resolution within 60 days.
