This City would be INDIA's first Smart City
In l Zone DDA has planned to develop smart city which is NARENDRA MODI'S dream project
It would be either DWARKA PHASE 2 or DWARKA EXTENSION. Of Private Developers and Socities had already bought Land in L zone . They are only waiting for Land Pooling Policy by DDA . After that in few months work would start in this area. Currently SDMC {SOUTH DELHI MUN

ICIPAL CORPORATION } is currently changing the land use. Currently rates of flats are between 3500 -4500 { in starting of 2015} sq. which would go upto 8000 - 10000 sq feet after the policy is passed by the UNION DEVELOPMENT MINISTRY. So in this year this zone would be the hot market as investment purpose . Under the development plan, the DDA authority has divided Delhi into 15 zones wherein ‘L’ Zone is the largest and boasts Najafgarh as the only census town in the zone. “At present the zones are open for buying land, wherein the housing societies and private developers are coming forth with their investment plans. Where majority have already bought land, many are still looking to obtaining the necessary approvals from the authority,” says Partho Kunar, director, Suhaskrit, a Delhi-based consultant firm. Once the approvals are received, the land owners of L Zone will submit the land to DDA out of which the authority will take 40 per cent of the total land area for development of roads, drainage, sewerage and other civic amenities. Once developed, the developers/housing societies will be allowed to start their construction

Please please share L ZONE मे बहुत कम रजिस्ट्रेशन हुआ है । बस 7 %!!!!!

लैंडपुलिंग पॉलिसी में अपनी जमीनों का रजिस्ट्रेशन करवाने की अन्तिम तारीख़ DDA ने बढ़ाकर 6/09/2019 कर दी थी,इसके बाद DDA फिर से कोई तारीख़ नही बढ़ाने जा रहा,कोई भाई किसी मुग़ालते में ना रहे कि एक बार फिर से तारीख़ बढ़ेगी,जी नही,ऐसा कुछ नही होने जा रहा,इसके बाद जो जानकारी हमे मिली है,अगली तारीख़ रजिस्ट्रेशन की 1अगस्त 2020 की होगी,ओर वो भी सेकेण्ड फेज़,सेकेण्ड फेज़ मतलब 10% कम जमीन मिलेगी,मतलब अभी जो 60% मिल रही है,फिर वो 50% ही मिलेगी,10% कम जमीन मतलब मोटा-मोटा लगभग 3700 स्कवेयर फीट का नुकसान,मतलब अगर हम कम से कम अपने यहाँ फ्लैट का रेट 8,000/Rs./स्कवेयर फ़ीट मानकर चले तो लगभग एक एकड़ पर 3 करोड़ का नुकसान,ओर रजिस्ट्रेशन के अलावा,ध्यान से सुनना,रजिस्ट्रेशन के अलावा DDA ने सिर्फ एक ही रास्ता छोड़ा हैं,रजिस्ट्रेशन ना करवाने वालो के लिए,ओर वो है एक्वायर्मेंट का,जिसका मतलब होगा अपनी कई करोड़ो की जमीन को लाचारी से कौड़ियों के भाव मे अपनी आँखों के सामने जाते हुए देखना,कहने का मतलब ये है कि हंस के कराओ या रोकर कराओ,अभी कराओ या बाद में कराओ,रजिस्ट्रेशन तो कराना ही पड़ेगा,अभी कराओगे तो 60% जमीन वापिस मिलेगी और रजिस्ट्रेशन चार्ज सिर्फ 2,000/रुपये लगेंगे,ओर अगर सेकेण्ड फेज में कराओगे तो जमीन भी 10% कम मिलेगी व रजिस्ट्रेशन चार्ज भी 2 हजार के बजाय 5 हजार लगेंगे,तो भाइयो जब रजिस्ट्रेशन के अलावा कोई चारा ही नही है तो समझदारी इसी में है कि समय रहते रजिस्ट्रेशन करवा लो और समझदार कहलाओ,ना कि बाद में कराओ ओर बेवकूफ कहलाओ,एक कहावत है म्हारे गाम-देहात मैँ अक"घर तै सीत भी दे अर फूहड़ कहलावै"तो कहने का मतलब यो है कि DDA का एहसान मानो की उसने एक महीने का टाइम ओर बढ़ा दिया,वरना DDA सेकेण्ड फेज भी खोल सकती थी,फिर क्या करते,कुछ नही कर सकते थे,मजबूरी में करानी पड़ती रजिस्ट्रेशन,तो कहने का मतलब ये है कि इस मौके का खुद तो जल्दी से जल्दी फायदा उठाओ ओर बाकी लोगो को भी समझाओ...
ओर हाँ,एक बात ओर,कुछ मौकापरस्त राजनीतिक लोग,(स्वराज इंडिया,राजीव यादव,ये अपनी जमीन का रजिस्ट्रेशन जुलाई में ही करा चुका है ओर लोगो को मना कर रहा है ) लोगो को इस पॉलिसी के खिलाफ भड़का रहे है,जबकि उनको इस पॉलिसी का"क ख" भी नही पता,उनका मतलब सिर्फ आने वाले हरियाणा चुनावो में,हरियाणा की जनता को ये दिखाना है कि हम दिल्ली में किसानों की लड़ाई लड़ रहे है,जैसा कि इन्होंने पिछले दिल्ली के निगम चुनावो में किया था,उसके बाद ये 2 साल शान्त बैठ गए थे,अब फिर चुनावो में एक्टिव हो गए है,इनसे जरूर बचकर रहना,अपनी बुद्धि और विवेक से,अपना ओर अपने बच्चों के भविष्य के बारे में सोचकर निर्णय करना,ना कि किसी के बहकावे में आकर गलत निर्णय, क्योकि फिर सिवाय पछतावे के कुछ हासिल नही होगा,अभी नही तो कभी नही---धन्यावद...🙏

The Land Policy has been notified by MoHUA vide S.O. 5220 (E) dated 11.10.2018. The zones envisaged to develop under Land Pooling Policy are K-I, L, N, P-I, P-II & J. DDA invites suggestions for naming of each Land Pooling Zone to give identity to the zones.
