Under the Renters’ Rights Act, all private landlords will need to join the new PRS Database and register both themselves and their rental properties.

You’ll need to provide key information, including property details and safety information, and there will be an annual fee.

Failing to comply could lead to fines — up to £7,000 for initial breaches and up to £40,000 for serious or repeated non-compliance.

For self-managing landlords, this is yet another compliance change to stay on top of, alongside all the other responsibilities that come with letting a property.

It took us nearly a year to find the right rental investment property.

And honestly? Knowing the Wokingham market so well as the owners of Northwood made us very picky.

When we were ready to buy, we knew exactly what we wanted: a 3-bed semi in Wokingham, in a popular area for families, with strong rental appeal.

Our checklist was clear: good overall condition, a modern kitchen, 2 well-presented bathrooms, an easy-to-maintain garden, a garage, good potential for capital appreciation and a strong rental yield.

Did we find that house?

Yes, we did.

But should we have bought one sooner that was good rather than waiting for perfect? Quite possibly.

Sometimes knowing the local market inside out is a huge advantage, but it can also make you a little too selective.

Once we completed, we made a few simple improvements before renting it out: painted the living room, replaced some blinds, bought a washing machine and made sure all the safety certificates were in place.

That experience gave us even more insight into what landlords and property investors really need.

With the arrival of Renter’s Rights on the 1st May, market evidence becomes the essential currency of rent reviews and rent setting.

There are 5.5 million households in the private rental sector. For all these tenancies, market evidence should become a central part of the annual rent review process. Not all will necessarily have an annual review, but the lionshare will.

In terms of new lets, of which there are an estimated 1.3 million each year, market evidence is now critical for rent setting.

Formalising market evidence and placing it front and centre of rent reviews and new tenancy negotiations is a shift for the industry. Ensuring it is part of the process will help prevent referrals to tribunals.

Another shift, is that achieved rents – not asking prices – are the critical anchor to this evidence led framework.
