I spend a lot of time talking about property.

But the older I get, the more I realise the property itself is rarely the most important part.

It’s what people are trying to do with it.

Move closer to family.
Start again somewhere new.
Make an investment work harder.
Stop worrying about a difficult tenancy.
Sell something they’ve owned for 30 years.
Or simply work out what on earth they should do next.

Sometimes the best thing I can offer isn’t a valuation or a sales pitch.

It’s just good advice.

And if that advice means you don’t need an estate agent right now, that’s absolutely fine too.

Not every property needs the same level of survey 🏠

An older home, unusual construction, visible defects, or previous extensions may need a more detailed inspection. New builds can also benefit from professional snagging checks before small issues become bigger problems.

The right survey should reflect the property’s age, condition and potential risk, not simply its price.
