🚨 SAME LANDLORD. SECOND TIME PAYING RENT BACK TO TENANTS.

Landlord Perminder Singh Dubb was ordered to pay £19,666 of rent BACK to tenants in 2025.

You'd think that might send a message…

Apparently not.

Because in 2026, Mr Dubb has been hit with ANOTHER Rent Repayment Order involving a different property.

This time, another tenant is getting £7,884.84 of their rent BACK.

That’s more than £27,000 in rent ordered to be repaid to tenants across two separate cases.

The latest Tribunal found that the property was operating as an HMO without the required licence. The tenant also reported serious concerns including mould, inadequate fire safety measures and a collapsed ceiling.

The Tribunal specifically noted the previous Rent Repayment Order when considering the case.

This is exactly why Rent Repayment Orders matter.

🚨 73% of challenged rent increases were CUT by the tribunal.

That’s the finding from an analysis of 200 rent tribunal decisions - and it’s a statistic every private tenant should know about.

In cases where both the landlord’s proposed rent and the tribunal’s final figure were available, nearly three-quarters resulted in the tenant paying LESS than the landlord had asked for.

In one case, a proposed rent of £1,100 per month was reduced to £900.

The message here is simple 👇

Your landlord proposing a rent increase does NOT necessarily mean you have to accept it.

If you believe a proposed increase is above the open market rent, you have the right to challenge it at the First-tier Tribunal.

For far too long, many tenants have assumed their only choices are to accept a rent increase or move out.

That’s changing.

🚨 More than 100 tenants are reportedly owed deposits by the same letting agent.

A BBC investigation into Morgan, Payne & Knight has uncovered allegations that tenants have been left thousands of pounds out of pocket, while former employees claim they never saw tenants’ deposits being placed into an authorised protection scheme.

This is EXACTLY why tenancy deposit protection laws exist.
